The hereinafter described area, situated in the County of Butte, State of California, shall be and it is hereby zoned as an "RT-1" (Minimum-Density Residential-Trailer) District, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and pro- vided. Said area so zoned being located near Oroville, California, more particularly described as follows: Being a portion of the S z of Sec 1, T19N R4E MDB&M, particularly described as: PARCEL ONE Parcel "A" of Kelly Ridge Estates Unit 2B, as shown on the map thereof, recorded November 19, 1973, in Map Book 43, at pages 27, 28 and 29, Butte County Official Records. Containing 6.46 acres. PARCEL TWO Kelly Ridge Estates, Unit lA, Lots 1 through 9, as shown on the map thereof, recorded October 24, 1973, in Map Book 43, at pages 23 and 24, Butts County Official Records, Containing 1.51 acres. Single--family dwellings . b. Mobile Homes to house one family, when. such Mobile home is the only housing facility located on the premises, provided the following conditions are conformed to 1. The floor area within- the mobile home shall not be less than 500 square feet. 2. All sanitary facilities' shall conform to the State Statutes and regulations and to local requirements of the Health Department; and 3. All electrical installations shall. conform. to States Statutes and regulations. c. Accessory Buildings pertinent to the permitted uses. d. Household pets, but not including livestock, poultry or poisonous reptiles. 2.2 L4T AREA REQUIRED: Minimum lot area of a lot per dwelling unit or a mobile home unit shall be no less than eight thousand one hundred and twenty-five (8,125) square feet excepting where public sewage disposal service is provided, a minimum of six thousand five hundred (6 , 5 00 ) square feet may be allowed for inside lots with a minimum of seven thousand, five hundred (x,500} square feet for corner lots. 2.3 LOT WIDTH REQUIRED: P~inimum lot width shall not be less than sixty--five (65} feet. _~ 1 2 3 4 S 8 7 8 9 10 Y1 7.2 1~ ].4 15 is 17 18 is 20 21 22 23 24 2S 26 2.4 FRONT YARD REQUIRED: Minimum front yard shall be fifty (50) feet from the centerline of the rpa?d, excapt where the road is classified. by the County as a Federal Aid Secondary Road the minimum building setback requirement shall be fifty-five t55) feet from the centerline of the road. 2.5 SIDE YARD REQUIRED: l+sinimum side yard shall not be les s than five ( 5 ) feet. 2.6 THE FOLLOWING USES SUBJECT TO SECURTIQG A USE PERMIT IN .EACH CASE: a. Golf courses and country clubs. b. Public and quasi-public uses including churches, firehouses, hospitals, parks and playgrounds, schools and public utility buildings. SECTION 3. A11 uses of land within the district not specifically authorized and permitted in Section 2 are prohibited. SECTION 4. Tn compliance with the provisions of the Zoning Enabling Ordinance, the same is hereby amended by adding this Ordinance in full. SECTION 5. This ordinance shall be and it~is hereby declared to be in full farce and effect from and after thirty (30) days after the date of its passage, and before the expiration of fifteen (]:5~} days after its passage, this ordinance shall be pub- lished once with the names of the members of the Board of 5uper- visors voting for and against the same in the broyille Mercury , a newspaper published in the County of Butte, Sta~ of Californ~,a.
