The hereinafter described area situated in the County of Butte, State of Califarnia, shall be and it is hereby zoned as an "S-2" (Suburban-Residential) District for a period of 120 days, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided, Said area so zoned being located northeast of Chico and described as follows: Beginning at a point in Manzanita Ave., said point located 300 ft. east of the centerline intersection of Longfellow Ave. and Manzanita Ave.; thence easterly along Manzanita Ave. to a point located 2`89.92 ft. west of the southeast corner of Lot 11, "Bidwell 18th Sub" per map of record in Map Book 7 on 1?age 26 ; thence noz'th paralle 1 with the eas t line of said Lot 11, 421 ft.; thence east along the north line of said lot 11, 250.44 ft. to the northeast corner of said Lot 11; thence south along the east line of said Lat ~.~. to Manzanita Ave . ; thence easterly along Manzanita Ave. to Cactus Ave.; thence north along Cactus Ave. to a point located 660 ft. north of the centerline of East Ave.; thence west, parallel with and 660 ft. north of East Ave. to Floral Ave.; thence north on Floral Ave. to Lupin Ave.; thence west on Lupin Ave. to the southeast corner of Lot 17 of "Bidwell 17th Sub" per map of record iri Map Book 7 on Page 67; thence north to the northeast corner of said Lot 17; thence west along the north line of Lot 17 & Lot 16 to the southeast corner of Lot 2 of said "Bidwell 17th Sub" ; thence north to the northeast corner of said Lot 2; thence west along the north line of said Lot 2 to Cohasset Rd.; thence north along Cohasset Rd. to Sycamore Creek; thence Bast- e r1y along Sycamore Creek to Sycamore Creek Diversion Channel; thence southeas terly along Sycamore Diversion Channel to Wildwoad Drive; thence westerly along Wildwood Drive to East Ave.; thence easterly along East Ave. to Lindo Channel; iy~~` 1 2 3 4 6 6 7 8 9 30 11 12 13 34 15 16 17 18 19 20 2I 22 23 24 25 26 thence westerly along Lindo Channel. to a point 300 ft. eastof Longfellow Ave. thence north to Manzanita Ave. - the point of beginning. Contain3,ng 11.60 acres, more or less . SECTION 2. Regulations for an "S-2" District. The following regulations shall apply in an "S-2" District: 2.1 USES PERMITTEp: a. Single-family dwellings, not including tents or Fnobile homes . b. Accessory buildings pertinent to the permitted uses. 2.2 Agricultural uses, except livestock, subject to the following requirements: a. For each horse or head of cattle over one year of age, eight thousand one hundred twe~.ty-five {8,125) square feet. b. For each-head of swine over ten (10) weeks of age, eight thousand one hundred twenty five (8,125) square feet. c. For each head of sheep or goats, two thousand (2,000} square feet. 2.3 LOT AREA: Minimum required area of a lot par dwelling unit shall not be less than one (l} acre . 2.4 LOT WIDTH; Minimum lot width shall be not less than one hundred thirty (130} feet. 2.5 FRONT YARD; - 2-- 1 2 3 4 5 B 7, 8 s 10 11 32 13 14 35 16 17 18 19 2d 21 22 23 24 23 28 Minimum front yard shall be fifty (50) feet from the centerline of the road except where the road is clas- sified by the County as a Federal Aid Secondary Road, the minimum building setback requirement shall be fifty--five (55) feet from the centerline of the road. 2 .6 S TDE YARD Minimum side yard shall be not less than ten. (1Q) feet. SECTION 3. The following uses subject to securing a Use Permit in each case: a. Public and quasi--public uses, including churches . b. Hospitals, parks and playgrounds, schools and public utility buildings . SECTION 4. All uses of Land within the district not specifically authorized and permitted in Sections 2 and 3 are prohibited. SECTION S. In compliance with the provisions of said Zoning Enabling Ordinance, the same is hereby amended by adding this Ordinance in full. SECTION 6. The penalties far the violation of the zoning hereby imposed within the district shall be as provided in the Zoning Enabling Ordinance. Tn compliance with the provisions of the Zoning Enabling Ordinance, this Ordinance shall from and after its effective date became :a supplement- to and part of the Zoning Enabling Ordinance. SECTION 7. This urgency ordinance sha11 take effect -3- 2 3 4 5 B 7 8 9 Zp ~.I 32 13 14 15 18 17 18 19 20 21 22 '~ 23 24 2~ 26 immediately upon its passage, and before the expiration of fifteen (15) days after its passage sha11 be published once with the names of all members of the Board of Supervisors voting for and against the same in the Chz.co Enterprise-Record _, a newspaper in general circulation in the County of Butte, State of California. The facts constituting the urgency on which this Ordinance is based are: 1. To a11ow time for completion of the comprehensive zoning study for the area which is in progress, 2. The Planning Commission is considering rezoning of the subject area into zoning distrios more restrictive than the existing district. 3. This urgency ard~.nance is necessary to preserve the public health, safety and welfare in the subject area until said rezoning to "S-2" is decided.
