ORDINANCE N0. 1a~et AN INTERIM ORDINANCE ZONING A PQRTION OF THE COUNTY OF BUTTE AN "S-2" (SUBURBAN-.RESIDENTIAL) DISTRICT 1 2 3 4 5 6 7 8, 9 10 11 12 13 l4 15 16 17 18 19 20 21 22 23 24 2S 26 The B©ard of Supervisors o£ the County of Butte, State of California under and pursuant to Ordinance No. 47~, as amended, and declaring an emergency, DO ORDAIN, as follows: SECTION 1. The hereinafter described area situated in the County of Butte, State of California, shall be and it is hereby zoned as an "S-2" (Suburban-Residential) District for a period of 18d days, and such area sha11 be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. Said area so zoned being located west of Chico and described as Beginning at the 5W corner of Lot 1 of "Oak Manor Sub" as recorded in map of record in Book 35 on Page 4S in the Office of the Butte County Recorder; thence north along the westerly line of said Lot 1 to the NW corner of said Lot 1, also bring on the centerline of Big Chico Creek; thence westerly along the centerline of Big Chico Creek to the NW corner of Lot 26 of the "Morehead Ranch Sub No . 2 " as recorded ~.n map of record Book 10, Pages 8 & 9, in the Office of the Butte County Recorder; thence south along the west line of said Lot 26 to the SW corner of said Lot 26, also being on the north right-of way line of Oak Park Ave.; thence easterly along said right-of- way line to the point of beginning. Containing 92 acres , more or less . SECTION~2. Regulations for an "S-2" District. -The following regulations shall apply in an "S-2" District: 2.1 USES PERMITTED: a. Ssngle-family dwellings, not-including tents; or mobile homes . b . For each horse or head of cattle over one year of age , eight thousand one hundred tv~enty-five ( 6 ,12 5} square feet. b, For each head of swine over ten {l0) weeks of age, eight thousand one hundred twenty-five (8,125) square feet. c . For each head of sheep or goats , two thous and (2,040) square feet. 2,3 LOT AREA: Minimum required area of a lot per dwelling una.t shall. not be less than one (~.) acre. 2.4 LOT WIDTH: Minimum lot width shall. be not less .than one hundred thirty (130} feet. 2.5 FRONT YARD: Minimum front yard shall be fifty ( 50 ) feet from the centerline of the road except where the road is classified by the County as a Federal Aid Secondary Road, the minimum building set- back requirements shall be fifty-five {55} feet from the center- line of said road. 2.6 SIDE YARD: Minimum side yard shall be not less than ten {Z O) feet. SECTION 3. The following uses subject to securing a Use Permit in each case: a. Hospitals , parks and playgrounds , schools and public utility buildings. SECTION 4. All uses of land within the district not specifically authorized and permitted in Sections 2 and 3 are prohibited. SECTION 5. In compliance with the provisions of said Zoning Enabling Ordinance, the same is hereby amended by adding this Ordinance in full. SECTION 5. The penalties for the violation of the zoning hereby imposed ~•~:thin the district shall be as provided ~.n the Zoning Enabling Ordinance. In compliance with the provisions of the Zoning Enabling Ordinance, this Ordinance shall from and a€ter its effective date become a supplement to and part of the Zoning Enabling Ordinance. SECTION 7, This urgency ordinance shall take effect immediately upon its passage, and before the expiration of fifteen {15} days after its passage shall be published once with the names of all members of the Board of Supervisors voting for and ~, against `:the same in the Chico Enter rise-Record a newspaper i in general circulation in the County of Butte, state o£ California The facts constituting the urgency on which this Ordinance is based are: 1. To allow time for completion of a comprehensive zoning study for the west Chico area.
