The Board of Supervisors of the County of Butte, State of California, under acid pursuant to Ordinance No. 475, as amended, DOES ORDAIN as follows: SECTION 1. The hereinafter described area situated in the County of Butte, State of California, sha11 be and it is hereby zoned as a "TM-2" (Timber--Mountain) District, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. Said area located in Cohasset, more particularly described as follows: The easterly 330 ft. of the southerly 330 ft. of Sec 22, T24N R2E, MDB&M. All of "Cohasset Homes" Subdivision per map of record in Map Book 15 on Page 16: Excepting therefrom all of Lot 14 and the southerly 100 ft. of Lot 15 of said "Cohasset Homes" Subdivision. All that part of the NW a of Sec 23, T24N R2E, MDB&M described as beginning at the W ~ corner of said Sec 23, thence north along the west line of said Sec 23 to the SW corner of Lot 13 of "Cohasset Homes" Subdivision, thence east along the south line of said Lot 13 to the west right-of-way line of Cohasset Road; thence south along said west right-of-way line to the east-west center• line of said Sec 23; thence west along said east-west centerline to the point of beginning. REGULATIONS FOR A "TM-2" (DISTRICT: 18 The following regulations shall apply in a "TM-2" I9 District: 20 2.1 ,USES PERMITTED: 21 a. Single-family dwellings, including mobile homes. 22 b. Managemezit, raising, harvesting and removal of 23 trees, shrubs, seedlings, flowers, herbs and all 24 food crops for human or animal consumption. ~ c. Keeping, raising and pasturing of cattle, horses, sheep, goats, hogs or other livestock, provided that no more than two (2) such animals be kept per acre on parcels of less than five (5) acres and no more than four (4) such animals be kept per acre on parcels of five (5) acres or more. e. Prospecting, claiming, drilling, mining, excavating and dredging of mineral, hydrocarbon and geothermal resources, except as limited in 2.2. f. Protection of land and forests from fare, erosion, floods, slides, quakes, insects, diseases and pollu- tion, including arboretums and natural wilderness, experimental and study areas. g. Display and sale of products of agricultural uses and home arts and crafts produced on the premises. h. Accessary uses, improvements and structures customary and pertinent to permitted uses, except as limited in 2.2, including guest houses, barns, sheds, shops, garages and storage areas. 2.2 USES PERMITTED SUBJECT TO FIRST SECURING A USE PERMIT TN EACH CASE: a. Residential uses other than one single--family dwel- ling per parcel or one single family dwelling per two (2) acres, including labor camps, commercial guest lodging, group quarters or dwelling units at -5- 1 2 3 4 6 6 7 8 9 10 ~1 12 13 I4 15 16 17 18 19 20 21 22 23 24 25 28 greater densities. b. Commercial woad processing plants. c. Commercial kennels and animal hospitals. d. Commercial livestock feed yards. e. Animal product processing plants. f. Mining, quarrying and excavating activities which might be objectionable 7~y reason of noise, odor, smoke, dust, bright light, vibration, stream pollu- tion. or handling of explosives or dangerous mater- ials. g. Commercial boat ramps, docks and landing facilities. h. Aircraft landing facilities. i. Disposal areas and sewage treatment facilities. j,. Public and quasi-public uses including schools, parks, playgrounds, recreational facilities, utility system structures, meeting halls, hospitals, librar- ies, museums, government offices and similar uses. k. Private or commercial outdoor recreation facilities on sites of not less than five (5) acres, including country clubs, golf courses, riding academies and stables, hunting and fishing camps and other clubs, and gun clubs and ranges. 2,3 LOT AREA: Minimum required area of a lot per dwelling unit shall not~be-less than two {2) acres. 2.4 LOT WIDTH REQUIRED: -6- 1 2 3 4 5 6 7 8' 9 10 I1 12 13 3.4 15 iB 17 18 19 20 21 22 23 24 25 2B Minimum required lot width sha11 not be less than sixty-five (65) feet. .. 2.5 FRONT YARD REQUIRED: Minimum required front building setback sha11 be not less than fifty (50) feet from the centerline of the aroad, except where the road is classified by the County as a Federal Aid Secondary Road, the minimum required front building setback sha11 be nat less than fifty-five (55) feet from the center- line ~of the road. 2.6 SIDE YARD REQUIRED: Minimum required side building setback shall be not less than five (5) feet. ', 2.7 REAR YARD REQUIRED: Minimum required rear building setback shall be not less .than five (5) feet. SECTION 3. All uses of land not specifically authorized and permitted under Section 2 are prohibited within the district. SECTION 4. In compliance with the provisions of the Zoning Enabling Ordinance the same is hereby amended by adding this ordinance in full.. SECTION 5. The penalties for the violation of the zoning hereby imposed within the district shall be as provided in the Zoning Enabling Ordinance. SECTION 6.
