The hereinafter described area situated in 6 the County of Butte, State of California, shall be and-it is here - 7: by zoned as a "TM-l" (Timber-Mountain) District, and such area 8 sha11 be subject to the restrictions and restricted uses and re- 9 gulations hereinafter specified and provided. Containing 205 acres, more or less. SECTION 2. REGULATIONS FOR A TM-1 DISTRICT: The following regulations shall apply in a TM-1 District: 2.1 USES PERMITTED: a. Single-.family dwellings, including mobile homes. b. Management, raising, harvesting and removal of trees, shrubs, seedlings, flowers, herbs and all food crops for human ar animal c6z~.sumption, c. Keeping and raising sma11 animals for domestic use, including dogs, cats and household pets, poultry and other birds, bees, fish and frogs. d. Keeping, raising and pasturing of cattle, horses, sheep, goats, hogs yr other livestock, provided that no more than two f2} such animals be kept per acre an parcels of less than five (5}acres and no more than four (4} such animals be kept per acre on par- cels of five ( S } acres. or more . • e. Prospecting,. claiming, drilling, min~.ng, excavating and dredging of mineral, hydrocarbon and geothermal resources, except as limited in 2.2. f. Protection of land and forests from fire, erasion, -2- l f foods, slides, quakes, insects, diseases, and pollu 2 tion, including arboretums and natural wilderness, 3 experimental and study areas. 4 g. Display and sale of products of agricultura]. uses ~ and home arts and crafts produced on the premises. 8 h. Accessory uses, improvements and structures custama 7 and pertinent to permitted uses, $xcept as limited i 8: 2.2, including guest houses, barns, sheds, shops, 9 garages and storage areas, 10 2.2 USES PERMITTED•SUBJECT TO FIRST SECURING A USE PERMI 11: IN EACH CASE: 12 a. Residential uses other than one single-family dwe11- 13: ing per parcel or one single family dwelling per one 14. (1) acre for "TM-1", including labor camps, commerci ~. 15 guest lodging, group quarters or dwelling units at 16 greater densities. 17 b. Commercial wood processing plants. 1B` c. Commercial kennels-and animal hospitals. 19 d. Commercial livestock feed yards. 20 e. Anima]. product processing plants. 2l f. Mining, quarrying and excavating activities which 22 might be objectionable by reason of noise, odor, 23 snake, dust, bright light, vibration, stream pallu- 24 tion, or handling of explosives or dangerous mater- ~ ials. 28 g. Disposal areas and sewage treatment facilities. j. Public and quase-public uses,includ~ng schools, park playgrounds, recreational facilities, ut~.lity system structures, meeting hails, hospitals, libraries, museums, government of~~:ce.s..and. similar. .uses . k. Private or commercial outdoor recreation facilities on sites of not. less than five (5) acres, includ~.ng country clubs, golf courses, riding academies and stables, hunting and fishing camps and other clubs, and gun clubs and ranges. 2.3 LOT X~,.REA: Minimum required area of a lot per dwelling unit shall not be less than .one (l) acre for "TM-l". 2.4 LOT WIDTH REQUIRED: Minimum required lot width shall .not be less than sixty-five (6S) feet. 2., 5 FRONT YARD REQUIRED : , Minimum required front building setback shall be not , ~. ,. less, than fifty (50) feet from the centerline of the road, except where the-road is classified by the County as a Federal Aid Secondary Road, the minimum required front building setback .shall be not Less than fifty-five (55) .feet from the centerline of the road. ~ 1 ,. ,-, 2.6 SIDE YARD REQUIRED: _4 _ Minimum required side building setback shall be not les s than f ive ( 5 ) ft . 2 .7 REAR YARD RE QU 2RED Minimum required rear building setback shall be less than five (5} ft. far "TM-l". In compliance with the provisions of the Zoning Enabling Ordinance the same is hereby amended by adding this ordinance in full.. SECTION S . The penalties:: f,or the violation of the zonin hereby imposed within the distract shall be as provided an the Zoning Enabling Ordinance. SECTION 6. This ordinance shall be and it as hereby declared to be in full force from and after thirty (30} days after the date of its passage and before the expiration of fifteen (1S} days after its passage this ordinance shall be published once with the names of the members of the Board voting for and against it the Paradise -Post a newspaper published in the County of Butte, State of California.
