AN ORDINANCE ZONING A PORTXON OF TIDE COUNTY OF
BUTTE, STATE OF CALIFORNIA, AN "S-2." (SUBURBAN--
RESIDENTIAL) DISTRICT.
Tine Board of Supervisors of the County of Butte, State of
California, under and pursuant to Ordinance No. 47S of said County
being the Zoning Enabling Ordinance, as amended, DOES ORDAIN:
SECTION 1. The hereinafter described area, situated in
the Ccunttil of Butte, State of California, shall be a.nd it is
hereby zoned an "S-2" (Suburban--Residential} District, and such
area shall be subject to the restrictions and restricted usQs
and regulations hereinafter specified and provided. Said area
sa zoned being located west of Chico, more particularly described
as follows:
Beginning at the northwest corner of "Oalc ~~ianor" Sub-
division, also being on the centerline of Bag Chico
Creek, per znap recorded in Book 9 Page 14 of the Butte
County Recorder; thence south to the southwest corner
of said subdivision, also being on, the north right-of-
way line of Oak Park Avenue; thence west along said
right-of~-way ~.ine to a point, said po~,nt being 300 feet
east of the southeast corner of Lat 26 of "Morehead
Ranch Sub No. 2" per map recorded in Book lfl Pages 8
and 9 of the Butte County Recorder; thence north, parallel.
to the east line of said Lot 26 to the centerline of
the Big Chico Creek; thence east along the centerline
of Big Chico Creek to the point of beginning.
Containing 75 acres, mare or less.
SECTION 2. REGULATIONS FOR AN "S-2" DISTRICT:
The following regulations shall apply to an "S-2" Distric

a. Single-family dwellings, not including tents or mobile
homes.

FOLLOWING REQUIREMENTS :
a. For each horse or head of cattle aver one year of
_..
age, eight thousand one hundred twenty-five (~, l25)
sq. feet.
b. For each head of swine over ten (10) weeks o£ age,
. eight thousand one hundred twenty-five (8,125) sq.
feet.
c. For each head of Sheep ar goats, twa thousand (2,000)
sq. feet.
2.3 LOT AREA:
Minimum required area of a lot r~er dwelling unit shall
be not less than one (1} acre.
2.4 LOT WIDTI3:
Minimum lot width shall be net Less than one hundred
thirty (l3Q) feet.
2.5 FRONT YARD:
Minimum front yard shall be fifty (50) ft . from the
centerline of the road except where the road is
classified by the County as a Federal Aid Sncandar~*
Road, the minimum building setback requirement shall
be fifty-five (55} ft. from the centerline of the
road.
2.6 SIDE- YARD:
Minimum side yard shall ba not less than ten (l0 )
feet.
SECTION 3. THE k'OLLOC~dING USES SC7I3JECT TO SECURING A USE

PERMIT IN EACH CASE:
a, Public and quasi--public uses, including churches .
b_. Hospitals_,_ p_arks_ ..and playgrounds , schools , and publ~ic_
utility buildings.
SECTION 4. A11 uses of land not specifically authorized
and permitted under Section 2 are prohibited caithin thc~ district.
SECTION S. In compliance w~.th the provisions of the
Zoning Enabling Ordinance, this Ordinance shall from and after
its effective date become a supplement to and part of the zoning
Enabling Ordinance .
SECTION 6. The penalties for tha violation of ~e zoning
hereby imposed within the district sha11 be as provided in the
Zoning Enabling Ordinance .
SECTION 7. This ordinance shall be and it is hereby dA-
glared to be in fu11 force and effect from and after thirty ( 30)
days after the date of its passage, and before the expiration of
fifteen (15) days after its passage, this ordinance shall be pub-
lished once with the names of the members of the Board of Super-
vicars eating far and against the same in Chico Enterprise-Record
, a newspaper publisi~,ed in the County of
Butte, State of California.
PASSED AND ADOPTED by the Board of Supervisors of the
County of Butte, State of California, this 2~th day of
Se tembex , 1974, by the follo~iaing vote:
