The Board of Sugervisors of the County of Butte, State
of California, under and pursuant to 'Ordinance No. 475, as amended
DO ORDAIN, as follows:
SECTION 1. The hereinafter described area situated in
the County of Butte, State of California, sha11 be and it is
hereby zoned as a "S-2" (Medium-Density Suburban-Resident~,.a1}
District, and such area shall be subject to the restrictions and
restricted uses and regulations hereinafter specified and provided
Said located in northeast Chico, more particularly described as
fellows:
Parcel 1: All that property located east of Cohasset
Rd ., south of Sycamore Creek, west of the Sycamore Creek
Diversion Channel and generally north of the easterly
prolongation of Eaton Road which is more particularly
described as:
Beginning at the northwest corner of Lot 4 of "Bidwell
17th Subdivision" per map recorded in Book 7 on Page 67
of they Butte County Recorder; thence east to the north-~
east corner of Lot 13, said."Bidwell 17 Subdivision"
thence N 890 02' E, 3306.18 ft.; thence S 89° 13' E,
12$.01 ft.; thence S 360 00' E, 330 ft.; thence N 80°
25' E, 613 ft.; thence S 84° 26' E, 165 ft.; thence S
460 24' E, 261 ft.; thence S 890 12' E, 143 ft.; thence
N 420 32' E, 180 ft.; thence S 700 2$' E, 66 ft.; thence
S 120 4d' W, 91 ft .; thence S 23° 18' E. 142 ft.; thence

to the northeasterly boundary of said "Bidwell 17th
Subdivision".

Containing 110 acres, more or Tess.
Parcel 2: That property generally described as being;
from 635 ft. west of Mariposa Ave. east to Sycamore
Creek Diversion Channel and Bidwell Park and from the
easter~.y prolongation of Lupin Ave. to 660 ft. north
of East Ave., and for that area east of Cactus Ave.,

Also that portion of Sections 7 and 18, T22N, R2E,
MDB&M, located southwest of the Sycamore Creek Diversion
Channel, northwest of Bidwell Park, and north of Man-
zanita Ave.
Containing 32S acres, more or less.
SECTION 2. REGULATIONS FOR AN S-2 DISTRICT:
The following regulations shall apply in an S-2 District
2 .l USES PER1~'tITTED ;
a. Single-family dwellings, not including tents or
mobile homes.
b. Accessory buildings pertinent to the permitted uses.
2.2 AGRICULTURAL USES, EXCEPT LIVESTOCK SUBJECT TO THE
FOLLOWING REQUIREMENTS:
a. For each horse or head of cattle over one year of
age, eight thousand one hundred twenty-five (8,125}
sq. ft.
b. For each head of swine over ten (10) weeks of age,
eight thousand one hundred twenty-five {8,125} sq.
feet.
c. For each head of sheep or goats, two thousand (2,0(3(
sq. ft.
2.3 LOT AREA:
Minimum required area of a lot per dwelling-unit
shall be not less than one { ~.) acre .

1 2.4 LOT WIDTH:
2 Minimum lot width shall be not less than one hundred

~. 4 2.5 FRONT YARD:
5 Minimum front yard shall be fifty {5p) ft, from the
B centerline of the road except where the road is
7 classified by the County as a Federal Aid Secondary
8 Road, the iiu.nimum building setback requirement shall
9 be fifty-five (55) ft. from the centerline of the
10 road.

12 Minimum side yard shall be not less than ten (l0) ft
].3 SECTION 3. The following uses su~j.ect to securing a use
14 permit in each case:
15 a. Public and quasi-public uses, including churches.
16 b, Hospitals, parks and playgrounds, schools, and pub-
17 lic utility buildings.
18 SECTION ~. All uses of land not specifically authorize
19 and permitted under Section 2 are prohibited within the district.
20 SECTION 5. In compliance with the provisions of the
21 Zoning Enabling Ordinance the same is hereby amended by adding
22 this ordinance in full.
23 SECTION 6. The penalties for the violation. of the
24 zoning hereby imposed within the district shall be as provided in
~ the Zoning Enabling Ordinance.
28 SECTION 7. This Ordinance sha11 be and it is hereby

dzclared to be in full force from and after thirty (30} days after
the data of its passage, and before the expiration of ~i£teen (15}
days after its passage this ordinance shall be published once with
the names of the members of the Board voting for and against it in
the Chico Enterprise a newspaper published in the Count
of Butte, State of California.
PASSED AND ADOPTED by the Board of Supervisors of the
County of Butte, State of California, this 15th day of
Octobez , 1974, by the following vote:
