The hereinafter described area, situated in 8 the County of Butte, State of California, shall be and it is 7 hereby zoned as a "TM--5" (Timber-Mountain) District, and such 8 area shall be subject to the restrictions and restricted uses 9 and regulations hereinafter specified and provided. Regulations for a."TM-5" District. .The following', regu~.ations shall apply in a "TM-- 5" District; 2.1 :USES PERMITTED ,.a. Sing~.e-family dwellings, including mobile homes. ~ b. Management, raising, harvesting and removal of trees, shrubs, seedlings, flowers, herbs and .a~.l food crops for human or animal consumption. c. Keeping and raising small animals for domestic use, - including dogs, cats and household pets, poultry and ' - other birds, bees, fish and frogs. d.- Keeping, raising and pasturing of cattle, horses, sheep, goats, hogs, or other livestock, provided that no more than two (2) such animals be kept per acre on parcels of less than five {5) acres and no more than ~~~:s {4) such animals be kept per acre on parcels of five {5) acres or more. i e. Protection of land and forests from fire, erosion, floods, slides, quakes, insects, diseases and pollution, including arboretums and natural wild- ernes , experimental and study areas. g. Display and sale of products of agricultural uses and home arts and crafts produced on the premises. h. Accessary uses, improvements and structures customary and pertinent to permitted uses, except as limited in 2.2, including guest houses, barns, sheds, shops, garages and storage areas. 2.2 USES PERMITTED SUBJECT TO FIRST SECURING A USE PERMIT IN EACH CASE: a. Residential uses other than one single-family dwelling per parcel or one single-family dwelling per five (5) acres, including labor camps, commer- cial guest lodging, group quarters, or dwelling units at greater densities. b. Commercial wood processing plants. c. Commercial kennels and animal hospitals. d. Commercial livestock feed yards. e. Animal product processing plants. f. Commercial boat ramps, docks and landing facilities. h. Aircraft landing facilities. i. Disposal areas and sewage treatment facilities. j. Public and quasi-public uses including schools, parks, playgrounds, recreational facilities, utility system structures, meeting halls, hospitals, libraries, museums, government offices and similar uses. k. Private or commercial outdoor recreation facilities on sites of not less than five (5) acres, including country clubs, golf courses, driving ranges, racing tracks and courses, riding academies and stables, hunting and fishing camps and clubs, and gun clubs, and ranges. 2.3 LOT AREA: Minimum required area of a lot per dwelling unit shall not be less than five (5) acres. 2.~ LOT WIDTH REQUIRED: Minimum required lot width shall be not less than sixty-five {65) feet, 2.5 FRONT YARD REQUIRED: Minimum required front building setback shall be not less than fifty {50) feet from the centerline of the road, except where the road is classified by the County as a Federal Secondary Road, the minimum required front building setback shall be not less than fif ty-five (55) -~- 1 feet from the .centerline. 2 2.6 SIDE YARD REQUIRED: Minimum required side building 3 setbackshall"~.be ~na"t~.less~ tYia.n` ten '(10) feet. 4 2.7 REAR YARD REQUIRED: Minimum required rear building ~ setback shall be not less than ten (10} feet. 8 SECTION 3. All uses of land within the district not ? specifically authorized and permitted in Section 2 are prohibited. 8 SECTION 4. Tn compliance with the provisions of the 9 Zoning Enabling Ordinance, the same is hereby amended by adding 10 this Ordinance in full. 1Z SECTION 5. The penalties for the violation of the Zoning 12 hereby imposed within the district shall be as provided in the 13 Zoning Enabling Ordinance. In compliance with-the provisions of~ I4 the Zoning Enabling Ordinance, this Ordinance shall from and 35 after its effective date become a supplement to and part of the 18 Zoning Enabling Ordinance. 27 SECTION 6.
