The Board of Supervisors of the County of Butte, State
of California under acid pursuant to "Ordinance No. 475, 'as a~~n e
and declaring an. emergency, DO ORDAIN, as follows:
SECTION 1. The hereinafter described area situated in
the County of Butte, State of California, shah, be and it is here-
by zoned as an "A-2 Limited" District for a period of 240
days, and such area shall be subject to the restrictions and re-
stricted uses and regulations hereinafter specified and provided.
Said area so zoned being located north of Paradise,
more partiCuld.~].y described as
PARCEL 1
All that property on both sides of and within 660 ft. of
the centerline of Skyway from the intersection of-"Old
Skyway" and "New Skyway" said intersection being approx
150 f t. south of Cedar Lake Drive, to Rosewood Drive,
also all the property immediately south of said intzr-
section, identified as AP 64--66-26, AP 64-6&-27, AP G4-~
66-28, AP 65-21-17 and AP 65-25-O1, per maps on file -~.
as of March 1, 19'14,. in the Office.. of the Butte County
Assessor; -
Excepting therefrom any portion of "Paradise Pines,
Unit No. 5" per map of reeard in Map Book 35 on
Pages 88 through 91,

SECTION 2. REGULATIONS FOR AN "A-2 LIMITED" DISTRICT;
2.1 The provisions of this classification shall apply
to property as described in Section 1.

2.2 USES PERP~IITTED:
The following ~5es are permitted .within .all parts of.

the District:
a. Lawful uses of land now established.
b. Single-family dwellings and accessory buildings.
c. Agricultural uses and buildings.
2.3 USES PERMITTED REQUIRED:
No multiple--family dwellings, commercial uses of
land or buildings, industrial uses of land or buildings, mobile
home parks, recreational vehicle parks, campsites, public or
quasi-public uses including schools, churches, public buildings,
public utility buildings will be allowed without first securing
a use permit approved by the Planning Commission.
2.4 MINIMUM SETBACK REQUIRED: .
Fifty (SO) ft. from the centerline of the road,
except where road is classified as a Federal Aid Secondary, then
the minimum setback sha11 ba fifty-five (5S? ft. from the center-
line of said road.
2.5 BUILIIING SITE AREA REQUIREMENT;
Each single-family residence shall be located on a
site not less than eight thousand, one hundred and twenty -five
(8,125) sq, ft.
2..6 SIDE YARD REQUIREMENTS;
The minimum side yard shall not be less than five
(5} feet.

The minimum rear Yard shall not be less than five
{5) ft.

Two (2) parking spaces for each living unit, or one's,
(1) parking space for each three (3) employees, or one {1) park-
ing space for teach two thousand (2,000) sq. ft. of gross floor
space, whichever is greater.
2.9 TRUCK LOADING AND UL~LOADTNG SPACE:
Private off -street loading space for the handling
of all goods, znat~rials and equipment shall. be provided. Such
space shall be of sufficient area and of such design as to permit
the parking and unloading of vehicles without extending into any
existing street beyond the curb line.
2.10 In cases where compliance with provisians of this
section will result in undue hardship, a variance may be approved
in said .manner presecribed in the handling of a use permit.
SECTION 3. A11 uses of Land within the distract not
specifically authorized and permitted in Section 2 are prohibited
SECTION.4. In compliance with.the provisions of said
Zoning Enabling Ordinance, the same is hereby amended by adding
this Ordinance in full,
SECTTDN 5. The penalties for the violation of the zon-
ing hereby imposed within the district shall be as provided in
the Zoning Enabling Ordinance. In Compliance with the provision:
of the Zoning Enabling Ordinance, this Ordinance shall from and
after its effective date become a supplement to and part of the

SECTION 7. This urgency ordinance shall take effect „
immediat~~.y upon its passage,-and before the expiration of fiftser
(15} days after its passage shall be published once with the name:
of the members of the Board of Supervisors voting for and against
the same in the Paradise Post a newspaper in general
circulation in the County of Butte, State of California, The
facts constituting the urgency on which this Ordinance is based
are
1. That the area is presently under study for rezoning
2. To be more consistent with the present land use.
PASSED AND ADOPTED by the Board of Supervisors of the
County of Butte, State of California, on the ~.:-22nd ; day...of
October 1974, by the following vote:
