ORDINANCE NO. 1529 AN INTERIM ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE AN:"S-2" (MINIMUM-DENSITY 1 SUBURBAN-RESIDENTIAL} DISTRICT, PURSUANT TO ORDINANCE NO. 475, AS AMENDED ~ The Board of Supervisors of the County of Butte, State ~. of California, under and pursuant. to Ordinance Inc 475, as amends , 4 and declaring an emergency, DO ORDAIN as.fol~.ows: 5 SECTION 1. The hereinafter described area situated in 8 the County of Butte, State of California, shall be and it is 7 hereby zoned an "S-2" {Minimum-Density, Suburban-Residential) 8 District, for a period of 12~ days, and such area shall be 9 subject to the restrictions-and restricted uses and regulations. 10 hereinafter specified and provided. Said area so zoned be~ig 11 - .: ].orated xn the unincorporated area of Butte County being locate 12 near Chico, California, and mare .particularly described as follow 13 Parcel l: 14 Beginning at the intersection of State Highway 32 and 15 State Highway 99; thence south along said Hwy. 99 to its intersection with Little Chico Creek; thence east 16 along Little-Chico Creek to its intersection with the north-south centerline of Sec 30, T22N, R2E, MDB&M; 17 thence north along the centerlines of said Sec 30 and Sec 19, T22N, R2E, to the centerline of State Hwy. 32; lg thence..wes.ter~.y along.. said- centerline to the. westerly boundary of Lot 27 af. the "Humboldt Sub" per map re- lg corded in Book 2 on Page 198 of the-Butte County Re- corder; thence north along said west boundary to Dead 2p Horse Slough; thence meandering westerly along Dead Horse Slough to its intersect~..on w~,th State Hwy . 32 ; 2I thence west along Hwy . 32 to ~ State Hwy . 99 and the point of beginning. 22 Excepting therefrom all that property located within the incorporated city limits of Chico also excluding 23 therefrom the southerly 2;311 ft. of the westerly 143. 88 ft. of Lat 23 of "Ht~tkoldt Sub" per map recorded 24 in Book .2 on Page 19$ o~ tie Butte County Recvrde r. ~ Parcel 2: 26 All that property located within 3513 ft. of the center- . -line of State Hwy. 32 and located east o£ State Hwy. 99 -1- ~~ 029 1 south of .East Eighth Street and north of Dead Horse Slough. 2 SECTION 2. REGULATIONS FOR "S-2" DISTRICTS. The 3 following regulations shall apply in all "S-2" Districts: 4 2.I USES PERMITTED: 5 a. Single-family dwellings, not including tents or 6 mobile homes. 7 b. Accessory buildings pertinent to the permitted 8 areas . 9 2.2 AGRICULTURAL USES, EXCEPT LIVESTOCK 5UBJECT TO THE 10 FOLLOWING REQUIREMENTS: 1~. a. For each horse or head of cattle over one year of 12 age, eight thousand one hundred twenty-five (8,125} 13 sq. ft. 14 b. For each head of swine aver ten (14) weeks of age, 1~ eight thousand one hundred twenty-five {8,125} sq. 16 ft. 17 c. For each head of sheep or goats, two thousand (2,44 18 5q. ft. is 2.3 LOT AREA: 20 Minimum required area of a lot per dwelling unit 2~ shall be not less than one (1) acre. 22 2.4 LOT WIDTH: 23 Minimum lot width shall be not less than one hun- 24 dyed thirty {130} feet. 25; 6 2.5 FRONT YARD; 2 -2- 1 Minimum front yard shall be fifty (50; ft. from the 2 centerline of the road except where the road is 3 classified by the County as a Federal Aid Secondary 4 Rd., the minimum building setback requirement shall ~ be fifty-five (55) ft. from the centerline of the 6 road. 7 2 .6 SIDE YARD 8 Minimum side yard shall be not less than ten (14; ft 9 2.7 THE FOLLOWING USES SUBJECT TO SECURING A USE P~RM1T 10 IN EACH CASE: 11 a. Public and quasi-public uses; including churches. 12 b. Hospitals, parks and playgrounds, schools and public 13 utility buildings. 14 SECTION 3. A11.uses of land withiri the District not 15 specifically authorized and permitted under Section 2 are prohi- 16 bited. :. 17 SECTION 4. Penalties for any violation of the zoning 18 hereby imposed within the District shall be as provided in the 19 Zoning Ordinance.
