OF THE COUNTY OF BUTTE, STATE OF CALIFORNIA, AN "AR-MH" (AGRICULTURAL 1 RESIDENTIAL MOBILE HOME) DISTRICT, PURSUANT TO ORDINANCE NO. 475 ~ The Board of Supervisors of the County of Butte, State 3 _ _ of California, under and pursuant to Ordinance No. X475 of said ~` County being the Zoning Enabling ordinance, DO ORDAIN as follows: ~ SECTION 1. The hereinafter described area, situated in ~ the County of Butte, State of California, shall be and it is 7 hereby zoned as .an "AR-MH" (Agricultural Residential Mobile Home) ~ District, and such area shall be subject to the restrictions and 9 restricted uses and regulations hereinafter specified and provided 10 Sai~~a~ea so zoned being located in the unincorporated area of ~'~ Butte:County, in Oroville, more particularly described as: ~,2 The NE 4 of the NEB of the SE a of Sec fi , T1$N, R4E, 3.3. . , MDB&M. I6 Containing 30fi acres, more or less. 17 SECTION 2. REGULATIONS FOR AN "AR-MH" DISTRICT: ~, 18 The following regulations shall apply in an "AR-MH" 19 District: 20 2.1 USES PERMITTED 2I a. Single-family dwellings. 22 b. The gross area of the mobile home shall not be less than 500 sq, ft. 2. All sanitary facilities shah. conform to State Statutes .and regulations and to local require- ments of the Butte-County Health Department. 3, All electrical installations shall conform tQ State Statues and regulat~.ons as administered by the Building Division of the Butte County Public Works Department. c. Accessory buildings pertinent to-the permitted uses. d. Agricultural uses. e. Livestock, subject to requirements as follows: 1. Minimum lot area to be devoted to residential use shah. be not less than eight thousand one:: hundred twenty-five (8,125) sq. ft, 2. Exclusive of the area devoted to the residential use, the following lot or parcel areas shall be required for each animal raised or kept on the premises: a) For each horse or`.~:head of cattle over one (1 } year of age - eight thous and one hundred twenty-five (8,125} sq. ft. b) For each head of sheep or goats - two thou- sand (2.000) sq. ft. 2.2 THE FOLLOWING USES SUBJECT TO SECURING A U5E PERMIT IN EACH CASE: -2- 1 2 5 4 5 6 7 8 9 io 11 ].2 13 14 15' 16 ~.7 18 19 20 21 22 23 24 26 26 a. Duplex dwellings and multiple-family dwellings. b. Golf courses, country clubs, if permitted, would permit accessory uses such as driving range, pro shop, cocktail bar, restaurant. c. Public and quasi-public uses including churches, firehouses, hospitals, parks and playgrounds, schools and public utility buildings. d. Commercial poultry farming and livestock farn-ing. e. Veterinary clinics, outpatient. f. Nurseries and plant gardens. 2.3 LOT AREA REQUIRED: Minimum required area of lot per dwelling unit shall be not less than eight thousand, one hundred twenty- five (8,125) sq. ft. 2.4 LOT WIDTH REQUIRED: Minimum lot width shall be~not less than sixty-five (65) ft. 2.5 FRONT YARD REQUIRED: Minimum front yard shall be fifty (50) ft. from the centerline of the road, except where the road is classified by the County as a Federal Aid Secondary Road, the minimum building setback requirement shall be fifty-five (55) ft. from the centerline of the road. 2.6 SIDE YARD REQUIRED; Minimum side yard shall not be less than five (5} ft. -3- 1 SECTION 3. All uses of land within the district not 2 specifically authorized and permitted in. Section 2 are. .prohibited 3 SECTION 4. In compliance with the provisions of the 4 Zoning Enabling Ordinance, the same is hereby amended by adding 5 this Ordinance in full. 6 SECTION 5. The penalties-for the violation of the zoninc 7 hereby imposed within the district shall be as provided in the 8 Zoning Enabling Ordinance. In compliance with the provisions of 9 the Zoning Enabling Ordinance, this ordinance shall. be from and 10 after its effective date become a supplement to and part of the ll Zoning Enabling Ordinance. 12 SECTION 6.
