The Board of Supervisors of the'County of Butte, State of California, under .and pursuant to Ordinance No. 475 of said County being the Zoning Enabling Ordinance, DO ORDAIN as follows: SECTION 1. Thgrhereinafter described area, situated in the County of Butte, State of California, shall be and it is hereby zoned as a "C-C" (Community Commercial) District, end such area shall be subject to the restrictions and restricted uses and regv~~.ations hereinafter specified and provided. Said area so zoned being located in the unincorporated area of Butte County, Hwy 32, Chicv, more particularly described as: That portion of Lot 25 of "Humboldt Sub" per map recorded in Book 2 on Page 198 of the Butte County Recorder. Containing 2.6 acres, more or less, _~.. :-. _ SECTION 2. REGULATIONS FOR A "C -C" DISTRICT: The following regulations shall apply in a "C-C" (Community Commercial} District: 2 ,1 USES PERMITTED: _ . ... .- '..=:: , _~ - :... . , a. Multiple dwellings and dwelling groups, subject to the height limit, building site area, average lot width and yard requirements specified for "R-3" Districts. b. Hotels, clubs:>and lodge halls, hospitals, sanitar- iums and clinics. -1- isgy 1 2 3 4 5 8 7 8 9 ~.o 1~. 12 13 14 15 16 ].7 18 19 20 21 22 23 24 28 2B c, Retail stores and shops of a light commercial character and conducted within a building including ._.. appliancE stores, banks, barber shops, beauty par- lors, book stores, cleaner of laundry agents and launderettes, dress shops, drug stores, food stores, ' furniture stores, millinery shops, professional i offices, restaurants, refreshment stands, service stations, shoe shops, storage garages, studios and tailor shops, public utility commercial offices, and other uses which are of similar character to those enumerated and which will not be detrimental or obnoxious to the neighborhood in which they are located. d. The fallowing uses subject to securing a use permit in each case: 1. All uses .permitted in "R-1" and "R-2" Districts.. 2. Mobile Home PaYks. 3. Public and quasi-public uses. 4. None, except where frontage in a block is partially in an "R" District, in which case the front yard shall be one-half that required in such "R" District: 2.5 SIDE YARD REQ[IRED: None, except wk~~re the side bf a lot abuts upon the side of a lot in an "R" District, in which case the abutting side yard shall be not less than five (5) feet, and except where the side yard on the street side of a corner lot abuts an "R" District, in wY~ch case the side yard on the street side shall be one- half.the corresponding front yard required in such "R" Districts . 2 .6 REAR YARD REQUIRED Twelve (12) feet, or five (5) feet adjacent to an alley . 2,7 OFF-STREET PARKING: Off--street parking area shall be approved in advance and as required by the Planning Commission. 2,8 Fences, screen plantings, and other obstructions shall not exceed three {3) feet in height in front yards, nor six (6) feet in height in any required rear or side yards. SECTION 4. 1n compliance with the provisions of the Zoning Enabling Ordinance, the same is hereby amended by adding this Ordinance in fu11. SECTION 5. The penalties for the violation of the zoning hereby imposed within the district shall be as provided in the boning Enabling, .Ordinance. In compliance with the provisions of the Zoning Enabling Ordinance, this ordinance shall be from and after its effective date become a supplement to and part of the Zoning Enabling Ordinance. SECTION 6. This ordinance shall be and it is hereby declared to be in full force and effect from and after thirty (3Q) days after the date of-its passage, and before the expiration of fifteen (15).days after its passage, this ordinance shaJ.l be published once with the names of the members of the-Board of Supervisors voting for and against it in the Chico Enterprise-Record -'- a newspaper published in the County of Butte, State of California..
