The Board of Supervisors of the County of Butte, State
of California", under and pursuant to Ordinance No. 475 of said`"
County being the Zoning Enabling Ordinance, DO ORDAIN as follows:
SECTION 1. The hereinafter described area, situated in
the County of Butte, State of California, shall be and it is
hereby zoned as an "R-2" {Duplex Residential) District, and such
area shall be subject to the restrictions and restricted uses and
regulations hereinafter specified and provided. laid area so
zoned being located in the unincorporated area of Butte County,
in Chico, more particularly described a.s:
Parcel 2 per map recorded in Map Book 49 on Page 8l
of the Butte County Recardero
Containing 1405 acres more or less.
SECTION 2. REGULATIONS FOR AN "R-2'e DISTRICT:
The following regulations shall apply in an "R-2't
(Duplex, Residential) District:
2.1 USES PERMITTED:
a. All those uses permitted in "R--1" (single Family
Residential) District,
b. Duplex (two family) dwelling units,
ca Accessory buildings pertinent to the permitted
uses.

202 LOT AREA REQUIRED:
Minimum lot area shall be eight thousand one
hundred twenty-five 8,1:25 sq, ft., except that-
where public sewers are provided a minimum of six
thousand five hundred (6,500} sq. f to may be
allowed. On corner lots, the minimum area with
sewer shall be seven thousand five hundred (7,500}
sq. fto
2fl3 LOT WIDTH REQUIRED:
a. Minimum lot width shall be sixty-five (65) feet. '~,
bq Minimum lot width shall be seventy-five {75)
feet where ,septic tanks and wells are located on
the same parcels
2.4 FRONT YARD REQUTRED:
a. Minimum front yard shall be fifty (50) feet from
the centerline of the road; except
b. Where the road is classified by the County as a
Federal Aid Secondary Road9 the minimum building
setback requirement shall be fifty-five (55)
feet from the centerline.
205 SIDE YARD REQUIRED:
Minimum side yard ,shall not be less than five
(5) feet.
2.6 The following uses subject to ,securing a use
permit in each case:
a. Galf courses and country clubs.

b. Public and quasi-public uses including churches,
firehouses, hospitals, parks, playgrounds, schools
grid public utility buildings.
SECTION 3. All uses of land within the district not
specifically authorized and permitted in Section 2 are prohibited.
SECTION 4. Tn compliance with the provisions of the
Zoning Enabling Ordinance, the same is hereby amended by adding
this Ordinance in full.
SECTION 5. The penalties for the violation of the
zoning hereby imposed within the district shall be as provided in
the Zoning Enabling Ordinance. Tn compliance with the provisions
of the Zoning Enabling Ordinance, this ordinance shall be from
and after its effective date became a supplement to and part of
the Zoning Enabling Ordinance.
SECTION 6. This ordinance shall be and it is hereby
declared to be in full force and effect from and after thirty
(30) days after the date of its passage, and before the expir-
ation of fifteen (15) days after its passage, this ordinance
shall be published once with the names of the members of the
Board of Supervisors voting for and against it in the ~~_~_~,~
chzco Enterprise Record ~~, a newspaper published in the County
of Butte, State of Calif arnia.
PASSED AND ADOPTED by the Board of Supervisors of the
County of Butte, State of California, this ~. 19th day of
