The Board of Supervisors of the Caunty of Butte, State .. _._ . _ of California, under and pursuant to Ordinance No. 475, of said County being the Enabling Ordinance, DO ORDAIN as follows: SECTION 1. The hereinafter described area, situated in the County of Butte, State of California, shall be and it is hereby zoned as an "AR-NIH" (Agricultural Residential - Mobile Ht~~ .District, and such area°shall be subject to the.restric- tivns:.and restricted uses and regulations hereinafter specified aiid provided. Said area sa zoned being located in the unincor- porated area of Butte County, north- of Palermo; more particularly described as: Lot 3 per map of record in Map Book 52 on Fage 72 of the Butte County Recorder. Containing 5,14 acres, more or less. SECTION 2. REGULATIONS FOR AN "AR MH" DISTRICT: The following regulations sha11 apply in an "AR-1'~fH" :Agricultural Residential -- Mobile Home} Distr~.ct: 2.1 USES PERMITTED a . Single-family dwellings . b. Mobile Homes - to one family, when such mobile home is the only housing facility located on the premises, provided the following conditions are conformed ta: 1. All sanitary facilities shall conform to Statutes and regulations and to local requirements of the _ ....... ... _. _ Butte County Health Department. 3. All electrical installations shall conform to State Statutes and regulations as administered by the Building Division of the Butte County Public Works Department. , c. Accessory buildings pertinent to the permitted uses. d. Agricultural uses. e. Livestock, subject to requirements as follows: 1. Minimum lot area to be devoted to residential uses sha11 be not less than eight thousand, one hundred twenty-five (8,125) sq. feet. 2. Duplex dwellings and multiple-family dwellings. b. Golf courses, country clubs, if permitted, would permit accessory uses such as driving range, pro shop, cocktail bar,:°restaurant. c. Public and quasi-public uses including churches, firehouse, hospitals, parks and playgrounds, schools, and public utility buildings. d. Commercial poultry farming and livestock farming. e. Veterinary clinics, outpatient. f. Nurseries and plant gardens. 2.3 LOT AREA REQUIRED: Minimum required area of a lot per dwelling unit shall be not less than eight thousand one hundred • twenty-five {8,125) sq. ft: 2.4 LOT WIDTH REQUIRED: Minimum lot width shall. not be-less than- sixty-five {G5) ft. 2.5 FRONT YARD REQUIRED: Minimum .front yard shall be fifty (50) feet from the centerline of the road, except where the road is classified by the County as a Federal Aid Secon-- dart' Road, the minimum building setback requirement shall be Fifty-five (S 5) feet from the centerline of the road . -3- 1 2 -.3.. 4 8 6 7 8 9 10 11 12 13 14 1S 16 17 18 19 20 21 22 23 24 26 2B 2 .6 S IDE YARD REQUIRED ; Minimum side yard shall not be less than five (5} ___.. - feet. SECTION 3. All uses of land not specifically authorized) and permitted under Section 2 are prohibited within the district. SECTION 4. In compliance with the provisions of the Zoning Enabling Ordinance, the same is hereby amended by adding this Ordinance in full. SECTION 5. The penalties for the violation of the zoning hereby imposed within the district shall be as provided in the Zoning Enabling Ordinance . In compliance with th~.~pro~~ visions of the Zoning Enabling Ordinance, this ordinance sha11•. be=:from and after its- affective-date become a supplement to and part of the Zoning Enabling Ordinance. SECTION 6. This ordinance.shall be and it is .hereby declared to be in full force and effect from and after thirty (30} days after the date of its passage, and before the expira- tion of fifteen (15} days after its passage, this Ordinance shall be published once with the names'~of the members of the Board of Supervisors voting for and against it in the Oxn'~~-~-~-e Mercury a newspaper published in the County of Butte, State of California PASSED AND ADOPTED by the Board of Supervisors of the County of Butte~~.
