AN INTERIM ORDINANCE ZONING A PORTIIOAN OAF TAE2 LTD"
COUNTY OF BUTTE, STATE OF CALIFOR~1 ,
(LIMITED} DISTRICT
The Board of Supervisors of the County of Butte, State
of California, under and pursuant to Ordinance No. 475, as amen e
and declaring an emergency, DO ORDAIN, as follows:
SECTION 1. The hereinafter described area situated in
the County of Butte, State of California, shall be and it is here-
by zoned as an a'A-2 Ltd" {Limited} District for a period of 120 ',
days, and such area shall be subject to the restrictions and re-
stricted uses and regulations hereinafter specified and provided.
Said area so zoned being located in Oroville, more
particularly described as:
Being a portion of Sec 18, T19N, R4E, MDB&M.
Commenc~.ng at the NW corner of Lot 1 of "Seem Indus-
trial Tract" per map. of record, Book 17, Page 33 &
34.
Thence N lfl° 20' E, along the east right-of-way 3~ine
of Feather River Blvd., a distance of 379.07 ft. to
the point of beginning. Thence from said point of
beginning N l00 2fl' E, 135 ft. thence 5~~~79°=~•~0'= E,
300 ft, thence S 10° 20` W, 135 fit, thence N 790 40'
W, 300{°ft.;;:-to the po~.nt of beginning.
Also identified as AP 35-24-29 per the Office of
the Butte County Assessor Records March 1, 1975.
SECTION 2. REGULATIONS FOR AN "A-2 LIMITED"DISTRICT:
2.1 The provisions of this classif ication shall apply
to propea~ty as described in Section 1.
2.2 USES PERMITTED:
The following uses are permitted within all parts o~
the District:
a. Lawful uses of land now established.

1 b. Single-family dwellings and accessary buildings.
2 c. Agricultural uses and buildings.

4 No multiple-family dwellings,.commercial uses of
~ land or buildings, industrial uses of land or buildings, mobile
8 home parks, recreationa<1 vehicle parks, campsites, public or
7 quasi-public uses including schools, churches, public buildings.,
$ public utility buildings wi11 be allowed without first securing
9 a use permit approved by the Planning Commission.
10 2 . ~ MINIMUM SETBACK REQUIRED
11 Fifty { 50) ft . from ,the centerline of the road,
12 except where the road is classified as a Federal Aid Secondary,
13 then the minimum setback sha11 be fifty-five {55) ft. from the
14 centerline of said road.
15 2.5 BUILDING SITE AREA. REQUIREMENT:
lg Each single-family residence shall be located on a
17 site not less than eight thousand, one hundred and twenty-five
18 {8,125} sq. ft.
lg 2 .5 SIDE -'YARD REQUIREMENTS:
20 The minimum side yard shall not be less than five

22 2.7 REAR YARD REQUIREMENTS:
23 The minimum rear yard shall not be less than five

4 2.9 TRUCK LOADING AND UNLOADING SPACE:
6 Private off-street loading space for the handling

7 space shall be of sufficient area and of such design as to permit
8 the parking and unloading of vehicles without extending into any
g existing street beyond the curb line.
10 2.10. In cases where compliance with provisions of this
ll section will result in undue haxdship, a variance may be approved
~.2 in said manner prescribed in the handling of a use permit.
1~ SECTION 3. All uses of land within the district not
1~4 specifically authorized and permitted in Section 2 are prohibited,
15 SECTION 4. In compliance with the provisions of said
16 Zoning Enabling ordinance, the same a.s hereby amended by adding
1'7 this Ordinance in full.
18 SECTION 5. The penalties for the violation of the
19 zoning hereby imgosed within the district shall be as provided in
20 the Zoning Enabling Ordinance. In compliance with the provisions
21 of the Zoning.Enab].ing Ordinance, this Ordinance shall from and
22 after its effective date become a supplement to and part of the
23 Zoning Enabling Ordinance.
24 SECTION 5. This uz~gency ordinance shall take effect
~ immediately upon its pas sage,. and before the expiration of fiftee
28 (l5)..days after its passage shall be publishes. once with the-name

circulation in the County of Butte, State of California; The
facts constituting the urgency on which this ordinance is based
are: 7..) That the Soard of Supervisors, within a reasonable
time, intends to study the area that is the subject of this
ardinance. 2.) That the uses presently permitted are in con-
flict with the zoning proposal to be studied.
PASSED AND ADOPTED 13~i the Board of Supervisors of the
County of Butte, State of California, on the 3rd day of
September , 1975, by the following vote:
