AN ORDINANCE ZONING A PORTION OF THE COUNTY OF
BUTTE, STATE OF CALIFORNIA, "A-R" (AGRICULTURAL-
RESTDENTIAL) DISTRICT, PURSUANT TO ORDINANCE
N0. 475.

2 The Board of Supervisors of the County of Butte, State
3 of California, under and pursuant to Ordinance No. 475 of ,said
4 County being the Zoning Enabling Ordinance, DO ORDAIN as follows:
5 SECTION 1. The hereinafter described area, situated in
B the County of Butte, State of California, shall be and it is
7 hereby zoned a s an 'tA--R'~ {Agricultural -Residential) District,
8 and such area shall be subject to the restrictions and
9 restricted uses and regulations hereinafter specified and pro-
10 vided. Said area so zoned being located in the unincorporated
I1 area of Butte County northwest of Chico, more particularly
32 described as:
13 Five acres of land Lying South of. and adjoining
the Block I of the village of Nord, particularly
14 described as commencing on the Southeastern line
of the 20 acre tract~:of the Central Pacific
15 Railroad Company {said tract being the Village
of Nord as shown on the map thereof recorded in
16 the .office of the County Recorder of Butte. County,
California on the Southwestern side of said
17 railroad, at a point a distance of 50 ft. from
the centerline of the California and Oregon
18 Division of said Central Pac~.fic Railroad, and
running thence southeasterly parallel with said
19 centerline of .said Railroad 21 rods, more or less,
20 to the corner of the fence as it now stands;
thence Southwesterly at right angles with said
21 centerline, 44 rods, more or less, to the line
of the County Road; thence Northerly along the
22 line of said County Road to a point at right
angles Southwesterly from the place of beginning,
23 and thence Northeasterly by the line of fence to
the place of beginning, and being in Section 11,
24 T22N, R1W, MDB&M, and containing 5 acres, more
or less.

1 SECTION 2, REGULATIONS FOR AN "A-R" DISTRICT
2 The following regulations sha11 apply in an "A-R"
3 (Agricultural-Residential) District:
4 2.1 USES PERMITTED:
5 a. Single family dwelling, not including tents
6 or trailers.
7 bo Accessory buildings pertinent to the permitted
8 uses.
9 c. Agricultural uses.
14 d, Livestock, subject to requirements as follows:
11 1. Minimum lot area to be devoted to residential
12 use ,shall not be leas than eight thousand
],3 one hundred twenty-five (8,125) square feet.
14 2. Exclusive of the area devoted to the residen-
15 tial use, the following lot or parcel areas
16 shall be required for each animal raised or'
17 kept on the premises:
18 a. For each hor,Se or head of cattle over one
19 (1) year of age--eight thousand one hundred
20 twenty-five ($,125) square feet. .
21 b. For each head of swine over ten {10) weeks
22 of age--eight thousand one hundred twenty-
23 five (8,125) square feet.
24 c. For each head of sheep or goats--two thousand

2.2 THE FOLLOWING USES SUBJECT TO SECURING A USE
PERMIT IN EACH CASE:
__. a . Duplex dwellings and multiple-.family dwell~.ngs .
b. Golf courses, country clubs, if permitted, would
permit accessory uses such as driving range, pro
r ~taurant,
~~hop, cocktail bar, e
c. Public and quasi-public uses including churches,
firehouses, hospitals, parks and playgrounds,
schools and public utility buildings.
d. Com€nercial. poultry farming and livestock farming.
e. 'Lreterinary clinics, outpatiento
f. Nurseries and plant gardens.
2.3 LOT AREA REQUIRED:
Minimum required area of a lot per dwelling unit
5ha11 be not less than eight thousand one hundred
twenty-five (8,125} square feet.
2a4 LOT WIDTH REQUIRED:
Minimum lot width shall not be less than sixty-five
(b5) feet.
2.5 FRONT YARD .REQUIRED:
Minimum front yard shall be fifty (50} feet from
the centerline of the road, except where the road
is classified by the County as a Federal Aid
Secondary Road; the minimum building setback
requirement shall be fifty-five (55} feet from
the centerline of the road.

1 2.6 SIDE YARD REQUIREMENT:
2 Minimum side yard shall not be less than five
3 (5 ). feet. __
4 SECTION 3, All uses of land not specifically authar-
5 ized~and permitted under Section 2 are prohibited within the
6 district.
7 SECTION 4. In compliance with the provisions of the
8 Zoning Enabling Ordinance, the same is hereby amended by adding
9 this Ordinance in full.
10 SECTION 5, The penalties for the violation of the
11 zoning hereby imposed within the district shall be a.s provided in
12 the Zoning Enabling Ordinance. In compliance with the provisions
13 of the Zoning Enabling Ordinance, this ordinance shall be from
14 and after its effective date become a ,supplement to and part of
15 the Zoning Enabling Ordinance.
16 SECTION 6. This ordinance shall be and it is hereby
17 declared to be in full force and effect from and after thirty
18 (30) days after the date of its passage, and before the expir-
19 ation of fifteen (15) days after its passage, this ordinance
20 .sha h. be published once with the names of the members of the
21 Board of Supervisors voting far and against ~.t in the ~,~,~

~~ County of Butte, State of Californian
