The hereinafter described area, situated in the County of Butte, State of California, shall. be and it is hereby zoned as a "TM-160" (Timber-Mountain) District, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter ,specified and provided, Said area so zoned being located in the unincorporated area of Butte County, ... ~ .: . , Feather Falls, more particularly described as: That portion of Section 14, T20N, R6 E, MDB&M described as: The E 2 of the W ~, the W a pf the E 2, the SW 4 of the NW ~, that portion of the E z of the NE 4 located Northerly of Lumpkin Road and Westerly of Cedar Lane, Excepting therefrom that 3,96 acre parcel located on the North side of Lumpkin Road belonging to the Feather Falls School District. .._...:, -,. `"`r_~~°~~':<"~ '. . SECTION 2. REGULATIONS FOR A "TM-lb0" DISTRICT: The following regulations shall apply in a 'rTM-l60'~ (Timber-Mountain) District: 2 . ~. USES PERMxTTED: a. Single-family dwellings, including mobile homes. b. Management, raising, harvesting and removal of trees, shrubs, seedlings, flowers, herbs and all food crops for human or animal consumption. c. Keeping and raising small animals for domestic use, including dogs, cats and household pets, poultry and other birds, bees, fish and frogs. d. Keeping, raising and pasturing of cattle, horses, sheep, goats, hogs or other livestock, provided _~_ Y 2 3 4 S B 7 8 9 io ~~ 12 13 14 15 16 37 18 is 20 ~' 2x 22 23 24 25 26 that no more than two (2) such animals be kept per acre on parcels of less than five (S) acres and no more than four (4) such animals be kept per acre on parcels of five (5} acres or more. e. Prospecting, claiming, drilling, mining, exca- vating and dredging of mineral, hydrocarbon and geothermal resources, except as limited in 2.2. f. Protection of land and forests from fire, erosion, floods, slides, quakes, insects, diseases and .pollution, including arboretums and natural wilderness, experimental and study areas. g. Display and sale of products of agricultural uses and home arts and crafts produced on the premises. h. Accessory uses, improvements and structures customary and pertinent to permitted uses, except as limited in 2.2, including guest houses, barns, Sheds, shops, garages and storage areas. 2.2 USES PERMITTED SUBJECT TO FIRST SECURING A USE PERMIT IN EACH CASE; a. Residential uses other than one single-family dwelling per parcel or one single_family dwelling per one (1) acre for "TM-160'x, including labor camps, commercial guest lodging, group quarters or dwelling units at greater densities. b. Animal product processing plants. ~. Mining, quarrying and excavating activities which might be objectionable by reason of noise, odor, smoke, dust, bright ].fight, vibration, stream pollution or handling of explosives or dangerous materials. g. Commercial boat ramps, docks and landing facilities. h. Aircraft landing facilities. ~.. Disposal areas and sewage treatment facilities. j. Public and quasi-public uses including schools, parks, playgrounds, recreational facilities, utility system structures, meeting halls, hospitals, libraries, museums, government offices and similar uses. k. Private or commercial outdoor recreation facilities on SfiteS of not less than five (5) acres, including country clubs, golf courses, riding academies and stables, hunting and fishing camps and other clubs, and gun clubs and ranges . 2.3 LOT AREA: Minimum required area of a lot per dwelling unit shah. not be less than two and one--half (22) acres for "TM-160", 2.4 LOT WIDTH REQUIRED: Minimum required lot width shall not be less than -4- 1 2 3 4 I 5' e 7 8 9 10 ~1 12 13 i4 15 18 17 18 I9 20 21 22 23 24 26 l 26 sixty-five {65) feet. 2,5 FRONT YARD REQUIRED: Minimum required front building setback shall. be not less than fifty {50) feet from the centerline of the road, except where the road i s classified by the County as a Federal Aid Secondary Road, the minimum required front building setback shall be not Less than fifty-five {55) feet from the centerline of the road. 2.6 SIDE YARD REQUIRED: Minimum required side building setback shall be not less than five {5) feet f.or "TM-160". 2.7 REAR YARD REQUIRED: Minimum required rear building setback shall be not less than five (5) feet for 'sTM-l60". SECTION 3, All uses of land not specifically author- ized and permitted under Section 2 are prohibited within the district. SECTION 4o In compliance with the provisions of the Zoning Enabling Ordinance, the same is hereby amended by adding this Ordinance in full. SECTION 5. The penalties for the violation of the zoning hereby imposed within the district .Shall be as provided in the Zoning Enabling Ordinance.
