AN ORDINANCE ZONING A PORTION OF THE COUNTY OF
1 BUTTE, STATE OF CALIFORNIA, AN "A-R" (AGRICULTURAL
RESIDENTIAL DISTRICT, FURSUANT TO ORDINANCE NO.
2 475.
~ The Board of Supervisors of the County of Butte, State
4 of California, under and pursuant to Ordinance No . 4'75 , of said
5 County being the Enabling Ordinance, DO ORDAIN ~s follows:
6 SECTION 1. The hereinafter described area, situated in
7 the County of Butte, State of California, shall be and it is
g hereby zoned as an "A_Rt' {Agricultural-Residential) District,
9 and such area shall be subject to the restrictions and restricted
10 uses and regulations hereinafter specified and provided. Said
11 area so zoned being located in the unincorporated area of Butte
12 County, Paradise, more particularly described as:
13 A portion of Lots 28 and 29, as shown on that certain
map entitled "Map of Oakdale Farms Subdivision No. 2",
l4 which map was zecorded ~.n the Office of the Recaxder
of the County of Butte, State of California, April 24,
15 ~ 1924, in Book 9 of Maps, at page 33, and described as
follows:

Commencing at the NE corner of Lot 30, as shown on
17 said Map, said point being located in the centerline
of the Sutter Road Reservation;~.thence S 890 11' W,
lg along the centerline of the Su~'~er Road, being along
the northerly line of said Lots 34 and 29, a distance
~,g of 324.11 feet; thence S 0° 3]:' W, a distance of 351.78
ft, to the true point of beginning of the land herein

Commencing at the center of Sec 28, T22N, R3E, MDB&M;
thence N 1° 05' D8" E, along the west line of the
northeast 4 of said Sec 28, a distance of 176.00
ft. to a compromise corner as contained in Agreement
between J. W. Brown, J. H. Cook and C. R. Stearns,
dated June 2, 1913 and recorded November 2$, 1913,
in Book J of Covenants at page 428; thence S 880
58' E, along said compromise line 245.82 ft. to
the point of beginning; thence continuing 5 880
58' E, along said compromise ling a distance of
665.98 ft. to the NE corner of Lot 3, of the J. W.
`Brawn. Tract, the official map of which subdivision
is on file in the Office of the Recorder of Butte
County, California; thence south along the east
line of said Lot 3, a distance of 5D6.0D ft; thence
N 88° 58' W, 911.8 ft . to the north and south center-
line of said Sec 28; thence continuing W 1315.00 ft.
more or less, to the centerline of the Neal Raad,
thence northeasterly along the centerline of said
Neal Road to the east and west centerline of said
Sec 2 8, thence east along said east and west center-
line of said Sec 28 to a point whi ch bears N88o 58`
W, and 232.27 ft. distant from the center of said
Sec 28, thence from said point south D1o D5' D8"
W, a distance of 165 ft; thence S 880 58` E, a dis-
tance of-264 ft; thence N Olo 05' OS" E, a distance
of 165 ft. to the east-west centerline of said Sec
28; thence eastetly along sand east-west centerline
a distance of 214.09 ft; thence N D1° 05' 08" E, a
dis tance of 176.6 ft. to the point of beginning.
Containing ,19.38 acres, more or less.
SECTION 2. REGULATIONS FOR AN "A-R" DISTRICT:
The following regulations shall apply in an "A-R"
(Agricultural-Residential) D~.strict:
2.1 USES PE KNITTED:
a. Single-family dwelling, not including tents or
trailers.
b. Accessory buildings pertinent to the permitted
uses.
c. Agricultural uses.

d. Livestock, subject to requirements as fallowing:
1. Minimum lot area to be devoted to residential
use shall not be less than eight thousand one
hundred twenty-five (8 ,12 5) sq , feet.
2. Exclusive of the area devoted to the residen-
tial use, the following lot or parcel areas
shall be required for each animal raised or
kept on the prem~.ses
a. For each horse or head of cattle over one
{l} year of age--eight thousand one hundred
twenty-five (8,1.25) sq , ft .
b. For each head of swine over ten (l0) weeks
of age--eight thousand one hundred twenty-
five {8,125) sq. ft.
c . For each head of sheep or goats---two thousand
2.2 TI3E FOLLOW3NG USES SUBJECT TO SECURYNG A USE PERMIT
IN EACH CASE :
a. Duplex dwellings and multiple-family dwellings .
b , Golf Gouts es , Gauntry clubs. , i f pe rmi tted, would
permit accessory uses such as driving range, pro
shop, cocktail bar, restaurant.
c. Public and quasi-public uses including churches,
firehouses, hospitals , parks and playgrounds ,
schools, and public utility buildings.
d. Commercial poultry farming and livestock farming.

e. Veterinary clinics, outpatient.
f. Nurseries and plant gardens .
2.3 LOT AREA REQUIRED:
Minimum required area of a lot per dwelling unit
shall be not less than eight thousand one hundred
twenty-five 18,125} sq . ft .
2.~ LOT WIDTH REQUIRED:
Minimum lot width shall not be less than sixty--
five (65} feet.
2.5 FRONT YARD REQUIRED:
Minimum front yard shall be fifty (50} feet £rom
the centerline of the road, except where the road
is classified by the County as a Federal Aid
Secondary Road, the minimum building setback
requirement shall be fifty-f~.ve (g5) feet from
the cen to rline o f the road .
2.6 SIDE YARD REQUIREMENT:
Minimum side yard shall not be less than five (5}
feet.
SECTION 3. All uses of land not specifically authorize
and permitted under Section 2 are prohibited within the district.
SECTION 4 . In compliance w~.th the provisions of the
Zoning Enabling Ordinance, the same is hereby amended by adding
this ordinance in full.
SECTION 5. The penalties for the violation of the
zoning hereby imposed within the district shall be as provided

in the Zoning Enabling Ordinance. Tn compliance with the pro-
visions of the Zoning Enabling Ordinance, this Ordinance shall
be from and after its effective date become a supplement to and
part of the Zoning Enabling Ordinance .
SECTION ~. This ordinance sha11 be and it is hereby
declared to be in full force and effect from and after thirty
(30) days after the date of its passage, and before the expira-
tion of fifteen (15) days after its passage, this Ordinance shah.
be published once with the names of the members of the Berard of
Supervisors voting for and against it in the Paxadise Post
,a newspaper published in the County of
Butte, StatE of Califarnia.
PASSED AND ADOPTED by the Board of Supervisors of the
County of Butte, State of California, this lath day of
