AN INTERIM ORDINANCE ZONING A PORTION OF THE COUNTY
OF BUTTE , STATE OF CAL TF ORN TA , AN " 5--2 " (SUBURBAN )

'¢ and declaring an emArgency, D0 ORDAIN, as follows:
5 SECTION 1, The hereinafter described area situated in
6 the County of Butte:, ,State of California, shall be and it is here-
? by zoned as a "S-2" (Suburban) District for a period of 12Q days
$ and such area sha11 be subject to the restrictions and restricted
9 uses and regulations hereinafter specified and provided.
10 Said area so zoned being located in northwest Chico,
li and more particularly described as follows:
Z2 Bega.nning at the most northerly corner of Lot 1
13 of "Evans Tract° per map of record in Map Book 3
on Page 67 of the Butte County Recorder thence
14 southwesterly along the northwesterly boundaries
of Lots 1, 2, 3, ~ of s~.id "Evans Tract" and con-
15 tinning southwesterly along the northwesterly
boundary of Lot l3 of ".Bay Tract No. i" per map
16 of record in A2ap Book l on Page 18 to the center-
- line of Bay Ave; thence northwesterly along the
17 centerline of Ba~T. Ave. to its intersection wi th
the south line of Sec 8, T22N, RIE, MDB&M; thence
18 west on said south line of Sac 8 to the SW corner
of sa~.d Sec 8; thence youth along the section line
19 common to Sec l7 and 18,~ T22N, R1E, MDB&~+~, to Bell
Road; thence westerly along Bell Road to Mud Creek;
20 thence meandering northeasterly along Mud Creek to
the trest~ right-of-way line of Esplanade; thence

SECTION 2. REGULATIONS FORA "S-2" DISTRICT:
The following regulations shall apply in an "S-2"
Distract:
2.1 USES PERMITTED;
a. S~.ngle-family dwellings, not ~.nclud~.ng tents or
mobile homes .
b . Accessory build~.ngs pertinent to the permitted area.
2.2 AGRICULTURAL USES, EXCEPT LIVESTOCK SUBJECT TO THE
FOLLOWING REQUIREMENTS ;

2 .3 LOT AREA ;
Minimum required area of a lot per dwelling unit
shall. be not les s than one (1) acre .
2.4 LOT WIDTH:
Minimum lot width shall be not less than one hundred
thirty (130 ) ft .
2.5 FRONT YARD;
Minimum frond yard shall be f~.fty (SD) feet from
the C~n.terline of the road except where the road
is classified by the County as a Federal Aid
Secandary Road, the minimum building setback
requirement shall be fifty--five {55) feet from
the cente rlir_e of the road.
2.6 SIDE YARD:
Minimum side yard shall be not less than ten (1D)
feet .
SECTION 3. The following uses subject to securing a
use permit in each case:
a. Public and quasi--public uses, including churches,

b. Hospitals, parks and playgrounds, schools, and
public utility buildings.
SECTION 4. A11 uses of land within the distract not
specifically authorized and permitted are prohibited.
SECTION 5. In compliance with the provisions of said
Zoning Enabling Ordinance, the same is hereby amended by adding
th?s Ordinance in full.
SECTION 6. The penalties for the violation of the
zoning he reby imposed within the district shall be as provided
in the Zoning Enabling O rdin an ce, this Ordinance shall from and
after its effective date become a supplement to and part of the
Zoning Enabling Ordinance .
SECTION 7. This urgency ordinance shall take effect
immediately upon its passages and before the expiration of fifteen
(15) days after its passage sha11 be published once ~,vith the names
of the members'of the Board of Supervisors voting far and against
the same in the Chico Enterprise-Record a newspaper -~~n.~:.general
circulation in the County of Butte, State of Ca1:c.fornia, The
facts constituting the urgency on which this Ordin ante is based
are:

2. There is presently a zoning proposal being prepared.
PASSED AND ADOPTED by the Board of Supervisors of the
County of Butte, State of California, on the 4th day of November,
1975, by the following vote:
