REGULATIONS FORA "S-2" DISTRICT: The following regulations shall apply in an "S-2" Distract: 2.1 USES PERMITTED; a. S~.ngle-family dwellings, not ~.nclud~.ng tents or mobile homes . b . Accessory build~.ngs pertinent to the permitted area. 2.2 AGRICULTURAL USES, EXCEPT LIVESTOCK SUBJECT TO THE FOLLOWING REQUIREMENTS ; a. For each head of sheep or goats, two thousand (2,000) sq. ft. 2 .3 LOT AREA ; Minimum required area of a lot per dwelling unit shall. be not les s than one (1) acre . 2.4 LOT WIDTH: Minimum lot width shall be not less than one hundred thirty (130 ) ft . 2.5 FRONT YARD; Minimum frond yard shall be f~.fty (SD) feet from the C~n.terline of the road except where the road is classified by the County as a Federal Aid Secandary Road, the minimum building setback requirement shall be fifty--five {55) feet from the cente rlir_e of the road. 2.6 SIDE YARD: Minimum side yard shall be not less than ten (1D) feet . SECTION 3. The following uses subject to securing a use permit in each case: a. Hospitals, parks and playgrounds, schools, and public utility buildings. SECTION 4. A11 uses of land within the distract not specifically authorized and permitted are prohibited. SECTION 5. In compliance with the provisions of said Zoning Enabling Ordinance, the same is hereby amended by adding th?s Ordinance in full. SECTION 6. The penalties for the violation of the zoning he reby imposed within the district shall be as provided in the Zoning Enabling O rdin an ce, this Ordinance shall from and after its effective date become a supplement to and part of the Zoning Enabling Ordinance . SECTION 7. This urgency ordinance shall take effect immediately upon its passages and before the expiration of fifteen (15) days after its passage sha11 be published once ~,vith the names of the members'of the Board of Supervisors voting far and against the same in the Chico Enterprise-Record a newspaper -~~n.~:.general circulation in the County of Butte, State of Ca1:c.fornia, The facts constituting the urgency on which this Ordin ante is based are: ~..
