Ib70 AN ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE, STATE OF CALIFORNIA, AN "AR-~-3" (AGRICULTURAL-RESIDENTIAL MOBILE HOMES, 3 ACRE MINIMUM) BiSTRICT, PURSUANT TO ORDINANCE NO. 4 75 . ~.. _.The Board" of Supervisors of the County o --B~xtte ~ tote of California, under and pursuant to Ordinance No. 475, of said County being the Enabling Ord~.nance, DO ORDAIN as follows SECTION 1. The hereinafter described area, siutated in the County of Butte, State of California, shall be and it is hereby coned as "AR--MH-3" (Agricultural-Residentia3 Mobile Homes, 3 acre minimoum) District, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. Said area so zoned being located in the unincorporated area of Butte County, Paradise, more parti- cularly described as: That portion of Sec 23, east of ?Paradise Pines in Map B-ok 38 on Pages north of Paradise P~.nes in Map. Book 35 on Pages Excepting therefrom the northerly 3174.5 ft . of 250 ft . of Skyway . T23N, R3E, MDB&M, located Unit 12" per map of reoord 24, 25, 26, and 27, and Unit 5 per map of record. $8, 89, 90, and 9l. southerly 1853 ft. of the said Sec 23 located within That port~:on of Sec 24, T23N, R3E, MDB&M located north of Woodward Ave. and west of "Fir Haven Sub" per map of record in Map Book 21 on Page 33 of the Butte County Recorder. That portion of Sec 13, T23N, R3E, MDB&M, located south 'of Rosewood Drive and west of "Fir Haven Sub" per neap of record in Map Book 21 on Wage 33 of the Butte County Recorder. That portion of Sec 14, T23N, R3E, MDB&M, located south of Rosewood Dr, and east of Skyway. Containing 110 acres, more or less. Single-Family dwellings . b. Mobile homes -~ to house one family, when such m©bile home is the only housing facility located on the premises, provided the following conditions are conformed to: 1. The gross area of the mobile home shall not be less than 50 0 sq . ft . 2, All sanitary facilities shall conform to State Statutes~~and regulations and to local require- ments of the Butte County Health Department. 3. All electrical installations shall conform to State Statutes and regulation as admini- • stared by-the Building Division of the Butte County Public works Department. c. Accessory buildings pertinent to the permitted uses . d. Agricultural uses. e. Livestock, subject to requirements as follows; 1. For each horse or head of cattle over one (~.} year of age - eight thousand one hundred twenty-five ( 8,125) sq. ft . 2 . Golf courses, country .alub.s , i f permitted would permit accessory uses such as dxiv~.ng range, pro shop, cocktail bar, restaurant. b. Public and quasi-public uses Fincluding churches, firehouses , hospitals , parks and playgrounds , schools., and public utility buildings. c. Livestock farming. d. Veterinary clinics,. outpatient. e . Nurseries and plant gardens . 2.3 LOT AREA REQUIRED: Minimum required area of a lot per dwelling unit shall be not less than three (3} acres. 2 .4 LOT WIDTH REQUIRED : Minimum lot width sha11 be not less than one hundre thirty (130) feet. 2 .5 FRONT YARD .REQUIRED: Minimum front yard shall be fifty (50} feet from the centerline of the road, except where the road is classified by the County as a Federal Aid Secondary Road, the minimum building setback requirements shall be fifty-five C55} feet from -3- 1 2 ~.. ___ _ 3 4 5 8 7 S s 10 ~.1 lz 13 14 ~,5 16 1? 18 19 20 21 22 23 24 25 2B the centerline of the road. SECTION 3. All uses of land not specifically authorize and permitted under Section 2 are prohibited withi~h. the district. -" SECTION ~ . Tn compliance with the provisions of the boning Enabling Ordinance, the same is hereby amended by adding this Ordinance in full. SECTION 5. The penalties for the violation of the zoning hereby imposed within the district shah. be as provided in the Zoning Enabling Ordinance. In compliance with the pro- visions of the Zoning Enabling Ordinance, this Ordinance shall be from and after its effective date become a supplement to and part of the Zoning Enabling Ordinance . SECTION 5. This Ordinance shall be and it is hereby declared to be in full force-and effect from and after thirty (3~3} days after the date of its passage, and before the expire-, tion of• fifteen (l5) days after its passage, this Ordinance shat be published once with the names of the members of the Board of Supervisors voting for and against it in the Paradise Post , a newspaper published in the County of Butte, State of California.
