County being the Enabling Ordinance, DO ORDAIN as follocrrs: SECTION 1. The hereinafter described area, situated in the County of Butte, State of California, shall be and it is hereby zoned as an "A-R" (Agricultural-Residential) District, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. Said -area so zoned being located in the unincorporated area of Butte County, Thermalito, more particularly described as: That portion of the S 1/2'' of the :: S:'.1/2 ~ o€: Sec :.- 1, T19N, R3E, MDB&1~1 located west of State Hwy. 70 and east of the Thermalito Forebay excepting therefrom: That portion of the following described parcel located east of the Thermalito Forebay: A portion of that certain parcel of land des- cribed in the deed to Ernest F. & Ruth L. Combs, dated February 15, 196Q, and recorded February 24, 1964, in Book 1044, Official-Records, at page 416, Re.cards of Butte County, California. Containing 435 acres, more or less. SECTION 2. REGULATIONS FOR AN "A-R" DISTRICT: The following regulations shall apply an an "A-R" (Agricultural-Residential) Distract: 2.1 USES PERMITTED: a. Single-family dwellings, not including tents or trailers. b. Accessory buildings pertinent to the permitted uses. =~- 1 c. Agricultural uses. 2 d. Livestock, subject to requirements as follows: 3 .._ 1. Minimum lot area to be devoted to residential 4 use shall not be less than eight thousand one ~ hundred twenty--five (8,125} sq. feet. 8 2. Exclusive of the area devoted to the residential 7 use, the following lot or parcel areas shall be 8 required for each animal raised or kept on the 9 premises: 1Q a. For each horse or head of cattle over one 11 {1) year of age -- eight thousand one hun- 12 dyed twenty-five ( 8,125 ) sq , ft . 13 b. For each head of swine over ten {10) weeks 14 of age--eight thousand one hundred twenty- 15 five ( 8,125} sq . ft . 16 c: For each head of sheep or goats--two thousanc 17 (2,00 Q} sq. ft. 18 2.2 THE FOLLOWING USES SUBJECT TO SECURING A USE PERMIT I9 XN EACH CASE: 20 a. Duplex dwellings and multiple-family dwellings. 21 b. Golf courses, country clubs, if permitted, would 22 permit accessory uses such as driving range, pro 23 shop, cocktail bar, restaurant. _ 24 c. Nurseries and plant gardens. 2.3 LOT AREA REQUIRED: Minimum required area of a lot per dwelling unit shall be not less than eight thousand one hundred twenty-five (8,125) sq. ft. 2.4 LOT WIDTH REQUIRED: Minimum lot width shall not be less than sixty- five (65) feet. 2.5 FRONT YARD SETBACK: Minimum front yard shall. be fifty {50) feet from the centerline of the road, except rahere the road is classified by the County as a Federal Aid Secondary Road, the minimum building setback requirement shall be fifty-five (55) feet from the centerline of the road. 2.6 SIDE YARD REQUIREMENT: Minimum side yard sha11 not be less-than five (5)' feet . SECTION 3. A~1;1< uses of land not specifically autharized and permitted under Section 2 are prohibited witha.n the district. SECTION 4. The penalties for the violation of the zoning hereby imposed within the district shall be as provided in the Zoning Enabling Ordinance . In compliancy with e pro- visions of the Zoning En abling Ordinance, this Ordinance shall be from and after its effective date become a supplement to and part of the Zoning Enabling Ordinance. SECTION 6. This ordinance shall be and it is hereby declared to be in fu11 force and effect from and after thirty (30) days after the date of its passage, and before the expira- tion of fifteen (15) days after its passage, this Ordinance shall be published once with the names of the members of the Board of Supervisors voting for and against it in the Or "° Ie- N4ercury , a newspaper published in the County of Butte, State of California.
