AN ORDINANCE ZONING A PORTION OF THE COUNTY OF
BUTTE, STATE OF CALIFORNIA, AN "R-2" (DUPLEx REST-
DENTIAL) DISTRICT, PURSUANT Te ORDINANCE N0. 475.
The Board of Supervisors of the County of Butte, State
`of California, under and pursuant to Ordinance No. 47S of said
',County being the Zoning Enabling Ordinance, DO ORDAIN as follows:
SECTION 1. The hereinafter described area, situated in
the County of Butte, State of California, shall be and it is
`hereby zoned as an "R-2" (Duplex Residential) District, and such
area shall be subject to the reGtrictions and restricted uses and
`regulations hereinafter spe,c~:fied and provided. Said area so
zoned being located in the unincorporated area of Butte County,
~.on the southeast corner of Lassen Ave. & M°rseman Ave., Chico,
more particularly described as follows:
Lots 2-through 9, 19 through 27, 33 through 40,
and 45 through 52 as shown on that Map titled
"Revised Tentative Map of Park Commons Sub-
division"~ on file in the Office of the Butte
County Planning Department described a s:
Commencing at the NW corner of Lot 27 of "Hobart
Sub" per Map of Record in Map Bo°k 4 on Page 24
of the Butte County Recorder; thence S 3~° 48' E
298 ft, to the true point of beginning; thence
continuing S 36° 48' E 783 ft.; thence N 53° 12'
E 172 ft.; thence N 36° 48' W 37 ft.; thence N
53° 12' E 480 ft.; thence N 36° 48' W 5 ft.;
thence N 53° 12' E 136 ft.; thence N 3b° 48' W
872 ft.; thence S 53° 12' W 136 ft.; thence S
3~° 48' E 213 ft.; thence S S3° 12' W 480 ft,;
thence N 3b° 48' W 82 ft.; thence ,S 53° 12' W
172 ft. to the true point of beginning..
Containing 13.13 acres, more or less.
SECTION 2. REGULATIONS FOR AN "R-2" DTSTRTCT:
The following regulations shall apply in an "R-2"

a. All those uses permitted in "R-1" {Single Family
Residential.} District.
b. Duplex (two family) dwelling units.
c. Accessory buildings pertinent to the permitted uses.
d. Household pets (but not including livestock,
I poultry or poisonous reptiles}.
2.2 LOT AREA REQUIRED:
Minimum tat area shall be eight thousand one
hundred twenty-five 08,125) sq. f to, except that
where public sewers are provided a minimum of six
thousand five hundred (b,500) sq. ft. may be
allowed. On corner lots, the minimum area with
sewer shall be seven thousand five hundred 0,500)
sq. ft.
2a3 LOT WIDTH REQUIRED:
a. Minimum lot width shall be sixty-five {65) feet,
b. Minimum lot width shall be seventy-five {75} feet
where septic tanks and well's are located on the
same parcel.
2.4 FRONT YARD REQUIRED:
a. Minimum front yard shall be fifty {50} feet from
the centerline of the road; except
b. Where the road is classified by the County as a~
Federal Aid Secondary Road, the minimum building
setback requirement shall be fifty-five {55) feet
from the cP.~.terline.

2.5 SIDE YARD REQUIRED:
Minimum side yard sha11 not be, less than five (5)
feet .
2.6 The following uses subject to securing a use permit
in each case:

a. Golf courses and country clubso
b. Public and quasi-public uses including churches,
firehouses, hospitals, parks, playgrounds, schools
and public utility buildings.
SECTION 3. A11 uses of land within the district not
specifically authorized and permitted in Section 2 are prohibited.
SECTION 4. In compliance with the provision of the
`Zoning Enabling Ordinance, the same is hereby amended by adding
`this Ordinance in full.
SECTION 5. The penalties for the violation of the
zoning hereby imposed within the district shall be as provided i.n
the Zoning Enabling Ordinance. In compliance with the provisions
`of the Zoning Enabling Ordinance, this ordinance shall be from
and after its effective date become a supplement to and part of
the Zoning Enabling Ordinance.
SECTION 6. This ordinance sha11 be and it is hereby
,declared to be in full force and effect from and after thirty
(30) days after the date of its passage, and before the expir-
:anon of fifteen (15} days after its passage, this ordinance shall
be published once with the names of the members of the Board of
Supervisors voting for and against it in the Chico: Enterprise
