A "TM-20" (TIMBER- 1 MOUNTAIN) DISTRICT 2 The Board of Supervisors of the County of Butte, State ~ of California, under and pursuant to Ordinance No. 475, as amended 4 and declaring an emergency, DO ORDAIN as follows : ~ SECTION 1. The hereinafter described area situated in B the County of Butte, State of California, shall be and it is 7 hereby zoned as a "TM-20" (Timber-Mountain} District far a period $ of 120 days, and such .area shall be subject to the restrictions 9 and restricted uses and regulations hereinafter specified and 10 provided. 11 Said area so zoned being located northeast of Chico, 12 more particularly described as follov~rs: 13 The S 1/2 of the NW 1/4 of Sec 24, T24N, R2E, MDBFM. 14 The southerly 495 ft. of the NE 1/4 of the NW 1/4 of Sec 24, T24N, R2E, MDBF~M. 15 The SW 1/4 of Sec 24, T24N, RZE, MDBFM. 18 Containing 255 acres, more or less, Cohasset. ].7 SECTION 2. REGULATIONS FOR A "TM-20" DISTRICT: 18 The following regulations shall apply in a "TM-20" 19 District: ~0 2,1 USES PERMITTED: 21 a. Single-family dwellings, including mobile homes. 22 b. Management, raising, haxvesting and removal of 23 trees, shrubs, seedlings, flowers, herbs and all 24 food craps for human or animal consumption, 2~ c. Keeping, raising and pasturing of cattle, horses, sheep, goats, hogs ax other livestock, provided that no more than two (2} such animals be kept per acre on parcels of less than five (5) acres and no more than four (4) such animals be kept per acre on parcels of five (S) acres or more . e. Prospecting, claiming, drilling, mining, exca- vating and dredging of mineral, hydrocarbon and geothermal resources, except as limited in 3.2. f. Protection of land and forests from fire, era- sion, floods, slides, Quakes, insects, diseases and pollution, including arboretums and natural wilderness, experimental and study areas. g. Display and sale of products of agricultural us.e.s and home arts and crafts produced an the premises. h. Accessary uses, improvements and structures customary and pertinent to permitted uses, except as limited in 3.2, including guest house barns, sheds, shops, garages and storage areas. 3.2 USES PERMITTED SUBJECT TO FIRST SECURING A USE PERMIT IN EACH CASE a. Commercial wood processing plants . c. Commercial kennels and animal hospitals. d. Commercial livestock feed yards. e. Animal product processing plants. f. Mining, quarrying and excavating activities which might be objectionable by reason of noise, odor, smoke, dust, bright light, vibration, stream pollution or handling of explosives or dangerous materials. g. Commercial boat ramps, docks and landing facili- ties . h . Aircraft landing facilities , i. T~ispasal areas and sewage treatment facilities. j . Public and quasi-public uses including schools, parks, playgrounds, recreational facilities, utility system structures, meeting halls, hos- pitals, libraries, museums, government offices and similar uses . k. Private or commercial outdoor recreation fac3.li- ties on sites of not less than five (S] acres, including country clubs, golf courses, riding academies and stables, hunting and fishing _~_ 1 camps and other clubs, and gun clubs and ranges . 2 3.3 LOT AREA: 3 Minimum required axea of a lot per dwelling unit 4 shall not be less than twenty (20} acres for "TM-20" ~ 3.4 LOT jVIDTH REQUIRED: 6 Minimum required lot width shall not be Less than 7 sixty-five (b5} feet. 8 ~.5 FRONT YARD REQUIRED: 9 Minimum required front building setback shall be 10 not less than fifty (SO} feet from the centexline ~.]. of the road, except where the road is classified 12 by the County as a Fedexal Aid Secondary Road., the 13 minimum required front building setback shall be 1.4 not 1e 55 than fifty five (55} feet from the Center- 7.5 Line of the road. ~$ 3.b SIDE YARD REQUIRED: 17 Minimum required side building setback shall be: not 18 less than twenty-five (25) feet for "TM-20". All uses of land not specifically authorizes 23 and permitted under Section 3 are prohibited within the district. 24 SECTION 5. In compliance with the provisions of said ~ Zoning Enabling Ordinance, the same is hereby amended by adding 26 this Ordinance in full. -4- 1 SECTION 6. The penalties for the violation of the zoning 2 .hereby imposed within the district shall be as provided in the 3 'Zoning Enabling Ordinance, this Ordinance shall from and after its 4 effective date become a supplement to and paxt of the Zoning 5 Enabling Ordinance . 8 SECTION 7. This urgency ordinance shall take effect 7 immediately upon its passage, and before the expiration of fifteen ~ (15) days after its passage shall be published. once with the names 9 of the members of the Board of Supervisors voting for and against 10 the same in the Chico Enterprise Record a newspaper ;ins 11 g~neral~circulation in the County of Butte, State of California. 12 The facts constituting the urgency on which this Ordinance is 13 `based are : 14 1.
