AN ORDINANCE ZONING A PORTION OF THE COUNTY OF
BUTTE, STATE OF CALIFORNIA, A "TM-20" (TIMBER
MOUNTAIN) DISTRICT, PURSUANT TO CHAPTER 24-29.
1 The Board of Supervisors of the County of Butte, State
2 of California, under. and pursuant to Chaptex' 24-29 of the Butte
3 County Code of said County DO ORDAIN as follows:
4 SECTION 1. The hereinafter described area situated in
b the County of Butte, State of California, shall be and it is
6 hereby zoned as a "TM-20" (Timber Mountain) District, and such
7 area shall be subject to the restrictions and restricted uses
8 and regulations hereinafter specified and provided.
9 Said area so zoned being located in the unincorporated
10 area of Butte County, northeast of Chico, mare particularly
~.1 described as follows:
12 The S°1/2 of the NW 1/4 of Sec. 24, T24N,
R2E, MDB~M.

The southerly 495 ft. of the NE 1/4 of the
14 NW 1/4 of Sec. 24, T24N, R2E, MDB~M.
15 The SW 1/4 of Sec. 24, T24N, R2E, MDBF~M.
16 Containing 255 acres, more or less.
17 SECTION 2. REGULATIONS FOR A "TM-20" DISTRICT:
18 The following regulations shall apply in a "TM-20"
i9 District.
20 (A) USES PERMITTED:
2I 1. One single-family dwelling per parcel, including
22 mobile home.
23 2, Management, raising, harvesting and removal of trees
24 shrubs, seedlings, flowers, herbs and all food crops
25 for human or animal consumption.
26 3. Keeping and raising small animals for domestic use,

including dogs, cats and househald pets, poultry
and other birds, bees, fish and frogs.
4. Keeping, raising and pasturing of cattle, horses,
sheep, goats, hogs ar other livestock, pxovided
that no moxe than two (2} such animals be kept per
acre on parcels of less than five (5] acres and no
more than four (4) such animals be kept per acre an
parcels of five (5} acres ox more.
5. Prospecting, claiming, drilling, mining, excavating
and dredging of mineral, hydrocarbon and geothermal.

b. Protection of land and forests from fire, erosion,
floods, slides, quakes, insects, diseases and
pollution, including arboretums and natural wilder-
ness, experimental and study areas.
7. Display and sale of products of agricultural uses
and home arts and crafts produced on the premises.
8. Accessory uses, impxovements and structures custom-
ary and pertinent to permitted uses, except as
limited in Section (B) below, including guest houses
baxns, sheds, shops, garages and storage areas.
(B} USES PERMITTED SUBJECT TO FIRST SECURING A USE
PERMiT TN EACH CASE:
1. Residential uses other- than one single-family
dwelling per parcel ar one single-family dwelling
per twenty (ZO) acres for "TM-20", including labor

camps, commercial guest lodging, group quarters or
2 dwelling units at greater densities.
3 2. Commercial waQd processing plants.
4 3. Commercial kennels and animal hospitals,
5 4. Commercial livestock feed yards.
6 5. Animal product processing plants.
7 6. Mining, quarrying and excavating activities which
8 might be objectionable by reason of noise, odor,
9 smoke, dust, bright light, vibration, stream pollu-

Il 7. Commercial boat ramps, docks and landing facilities.
12 8. Aircraft banding Facilities.
13 9. Disposal areas and sewage treatment facilities,
14 1Q. Public and quasi-public uses including schools,
15 parks, playgrounds, recreational. facilities, utility
~6 system structures, meeting halls, hospitals,
17 libraries, museums, government offices and similar
18 uses ,
z9 11. Private or commercial outdoox recreation facilities
20 on sites of not less than five (5} acres, including
21 country clubs, golf courses, riding academies and
22 stables, hunting and fishing camps and other clubs,
23 and gun clubs and ranges.
24 (C) LOT AREA:
25 Minimum required area of a lot per dwelling unit
26 shall not be Tess than twenty (20) acres for "TM-20'

(D} ~.OT WIDTH REQUIRED:
Minimum required lot width shall not be less than
' sixty-five (b 5) feet.
(E) FRONT YARD REQUIRED:
Minimum required front building setback shall be not
less than-fifty (SO) feet from the centerline of
the road, except where the road is classified by the
County as a Federal Aid Secondary Road, the minimum
required front building setback shall be not less
than fifty-five (55} feet from the centerline of
the. road .
(F} SIDE YARD REQUIRED:
Minimum required side building setback shall be not
less than twenty-five (25) feet fox "TM-20",
(G} REAR YARD REQUIRED:
Minimum required rear building setback shall be not
less than fifty (50) feet for ''TM-20".
SECTION 3. A11 uses of land within the district not
specifically authorized and permitted are prohibited.
SECTION .4. In compliance with the provisions of said
Butte Gounty Code, Chapter 24, the same is hereby amended by
adding this Ordinance in full.
SECTION 5. The penalties for the violation of the
zoning hereby imposed within the district shall be as provided in
the Butte County Code, Chapter 24, this Ordinance shall from and
after its effective date become a supplement to and part of the

SECTION 6. This ordinance sl~ali be and it is hereby
declared to be in full farce and effect from and after thirty (3p)
days after the date of its passage, and before the expiration of
fifteen (I S) days after its passage, this Ordinance shall be
published once with the names of the members of the Board of
Supervisors voting for and against it in the Chico Fnterpri.se
Record a newspaper published in the County of Butte,
State of California.
PASSED AND ADOPTED by the Board of Supervisors of the
County of Butte, State of California, on the 15th_ _ day of
February 1977, by the following vote:
