AN ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE, STATE OF CALIFORNIA, A "C-2" (GENERAL COMMERCIAL) DISTRICT, PURSUANT TO CHAPTER 24-29. The Board of Supervisors of the County of Butte, State of California, under anal pursuant to Chapter 24--29 of the Butte County Code of said County DO ORDAIN as follows: SECTION 1. The hereinafter described area situated in the County of Butte, State of California, shall be and it is hereby zoned as a "C-2" (General Commercial} District, and such area shall be subject to the restrictions anal restricted uses and regulations hereinafter specified and provided. Said area so zoned being located in the unincorporated area of Butte County, Paradise, more particularly described as follows: z2 13 14 la is 17 ZS 19 20 2Z 22 23 24 25 A portion of the NE 1/~- of the SW lf4 of Sec. 12, T22N, R3E, MDB&M, and more particu-- larly described as follows: Commencing at the NE corner of the SW 1/4 of said Sec. 12; thence S 0° 04' 30" E along the east line of the said SW 1/4 1021.02 ft,; thence leaving said east line, S 89° 25' 30" W and parallel. to the north line of said SW 1/4, a distance of 623.34 ft. to the true point of beginning for the parcel of land described herein; thence from said true paint of beginning, continue S 89° 26' 30" W and parallel to the north line of said SW 1/4, a distance of 217.08 ft.; thence N 0° 04' 30" W and parallel to the east line of said SW lf4 of Sec. 12, a distance of 125.00 ft.; thence S 89° 06' 30" west and parallel to the north line of said SW 1J4, a distance of 301.43 ft. more or less to a point in the centerline of Clark Road; thence N 35° 41' east along said roa~ centerline, for 150.00 ft.; thence N 89 25' 30" E, 422.73 ft.; thence S 00° 04' 30" E, 252.36 ft. to the point of beginning. REGULATIONS FOR A "C-2" DISTRICT: The following regulations shall apply in a "C-2" District: {A) USES PERMITTED: - 1. Dwelling and dwelling groups, subject to the building site area, lot width and yard requirements specified for res~.dential districts. 20 All uses permitted in "C-1" (Light Commercial) Districtso 3. General commercial uses including art shops, aviaries, bar anal cocktail lounges, billiard parlors and pool halls, bowling alleys, building material (retail), cleaning and pressing establishments, dance halls, interior decorating shops, employment agencies, governmental leg~.slative buildings, gymnasiums, public, commercial or physical cultural studios, hospitals, hotels anal motels, laboratories and x-ray facilities, massage parlors and reducing salons, equipment rentals, pet shops, used car lots, repair garages, auto car washes, plumbing shops, cabinet shops, sign manuf acturing shops, and other retail establishments when interpreted as similar. 4. Assessory uses and buildings pertinent to a permitted use. Manufacturing of clothing, handicraft products, printing, lithographing and other light manufacturing or industrial uses of similar character. 3o Public or quasi-public uses including churches. 4. Service stations, drive--in restaurants, kennels and small animal hospitals and mortuaries.. {C) The requirements of Section 24-33 of this code are modified for all building sites in "C-2" zones in the following particulars: 1. Lot width required: Minimum lot width shall not be less than twenty-five (25) feet. The lot width requirements for residential dwellings shall conform to the requirements for any residential zone. 2. Side yard requirements: None, except where the side of a lot abuts upon the side of a lot in an "R" District, in which case the abutting side yard shall not be less than five C5) feet; and except where the side yard on the street side of a corner lot abuts on an "R" District, in which case the side yard on the street side shall be one-half the front yard required in such "R" Districts. -3_ 1 2 3 4 ~,-, 6 7 8 9 10 11 12 1~ ]~4 15 is 17 18 is 20 21 22 23 24 25 26 The side yard requirements for residential dwellings shall conform to the requirements for any residential zone. 4. Rear yard required: Twelve (12} feet, or five C5) feet adaacent to an alley. - SECTION 3. A.11 uses of lar~-d within the distract not specifically authorized and permitted are prohibited. SECTION 4. In compliance with the provisions of said ' Butte County Code, Chapter 24, the same is hereby amended by adding this Ordinance in full. fiECTION 5. The penalties for the violation of the zoning hereby imposed within the district shall be as provided in the Butte County Code, Chapter 24, this Ordinance shall from and after its effective date become a supplement to and part of the Butte County Code, Chapter 24. SECTION 6. This Ordinance shall be anal it is hereby declared to be in full force and effect from and after thirty (30) days after the date of its passage, and before the expiration of fifteen (15} days after its passage, this Ordinance shall be published once with the names of the members of the Board of Supervisors voting for and against the same in the Paradise Post, a newspaper published an the.
