The hereinafter described area situated in the County of Butte, State of California, shall be and it is hereby zoned as a "C-2'T {General Commercial) District far a period of 120 days, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. Said area so zoned being located in Paradise, more particularly described as follows: Being a portion of the southwest quarter of Sec. 12, T22N, R3E, MDB&M, acid being more particularly described as follows: Commencing at the northeast corner of the south-~ west quarter of said Sec. 12; thence south 0 04' 17" west (basis of bearing is the north line of the southwest quarter of said Sec. 12 as shown on Parcel Map, recorded in Map Book 36, at Page 93} along the east line of said south- west quarter, a distance of 40.00 feet to the southerly ra.ght-of-way line of Wagstaff Road and being the true paint of beginning for the parcel of land ~.ereinafter described; thence con- tinuing south 0 04' 17" west, along said east lire, a distance of 981.02 ft.; thence south 89 44' 10" west and parallel to the north line of saa.d southwest quarter, a distance of 623.34 feet; thence north 0° 04' 1`~" east, and parallel to the east line of said southwest quarter, a distance of 252.40 feet; thence south 89 44' 10" west, and parallel to the north line of said southwest quarter, a distance of 369.42 ft.; thence along the southeasterly line of Clar~ Road, ~ distance of 370.5 feet; thence north 89 ~+' 10" east and arallel to the north line of said southwest quarter a distance of 564.E feet, thence north 00° 04' l~" east and parallel to the east line of sa~.d southwest quarter a distance of 4~-4.80 feet, more or less; 1 2 3 4 5 s 7 8 9 10 ~.1 12 13 14 15 16 17 18 19 2d 21 22 23 24 2~ 26 thence north 8g° 44' 10" east, along said south right--of-way line of ~nTagstaff Road, a distance of 2600 feet, to the east line of said southwest quarter being the paint of beginning. SECTION 2. REGULATIONS FOR A "C-2" DISTRICT: (A) Uses Permitted. 1. Dwellings and dwelling groups, subject to the building site area, lot width and yard requirements specified for residential districts. 2. All uses permitted in "C-1" (Light Commercial) Districts. 3. General Commercial uses including art shops, aviaries, bar anal cocktail lounges, billiard parlors and pool halls, bowling alleys, building material {retail}, cleaning and pressing establishments, dance halls, interior decorating shops, employment agencies, governmental legislative buildings, gymnasiums, public, commercial or physical cultural studios, hospitals, hotels and motels, laboratories and ~-ray facilities, massage parlors and reducing salons, equipment rentals, pet shops, used car lots, repair garages, auto car washes, plumbing shops, cabinet shops, sign manufacturing shops, and other retail establishments when interpreted as similar. 4. Welding shops. 2. Manufacturing of clothing, handicraft products, printing, lithographing and other l~.ght manufacturing or industrial uses of similar character. 3. Public or quasi-public uses including churches. 4. Service stations, drive-in restaurants, kennels and small animal hospitals and•mortuaries. (~} The requirements of Section 2~-1--33 of tha.s code are modified for all building sites in C-2 zones; in the following particulars: 1. Lot width required: Minimum lot width shall not be less than twenty- five (25) feet. The lot width requirements for residential dwellings shall conform to the requirements for any residential zone. 2. Side yard requirements: None, except where the side of a lot abuts upon the side of a lot in an "R`T District, in which case the abutting side yard shall not be less than five (~} feet; and except where the side yard on the street side of a corner lot ,buts on an "R" District, in which case the side yard on the street side shall be one-half the front yard -3- 1 2 3 4 5 s 7 81 9 10 z~ 12 13 14 i5 16 1.7 1.8 19 20 2~. 22 23 24 25 26 required in such "R" Districts. The side yard requirements for residential dwellings shall conform to the requirements for any residential zone. '~. Rear yard required: 'T`welve {l2) feet, or five C5) feet adjacent to an alley. SECTION 3. All uses of land within the district not specifically authorized and permitted are prohibited. SECTION 4. In compliance with the provisions of said Butte County Code, Chapter 24, the same is hereby amended by adding this Ordinance in full. SECTION 5. The penalties for the violation of the zoning hereby' imposed within the district shall be as provided in the Butte County Code, Chapter 24, this Ordinance shall from and after its effective date become a supplement to and part of the Butte County Code, Chapter 24. SECTION 6. This urgency ordinance shall take effect immediately upon its passage, and before the expiration. of fifteen (l~) days of ter its passage shall be published once with the names of the members of the Board of Supervisors voting for and against the same in the Paradise Post, a newspaper in general circulation in the Co~.nty of Butte, State of California. The fact constituting the urgency ora. which this Ordinance is based is 1.
