AN ORDINANCE ZONING A PORTION OF TIIE GOUNTY OF
BUTTE, STATE OF CALIFORNIA, A "R-N" (RESIDENTIAL-
NONCONFORMING) DISTRICT, PURSUANT TO CHAPTER 24-29.

4 SECTION 1. The hereinafter described area situated in
~ the County of Butte, State of California, shall be and it is
g hereby zoned as a "R-N" (Residential-Nonconforming) District, and
~ such area shall be subject to the restrictions and restricted uses
g and regulations hereinafter specified and provided.
g Said area so zoned being located in the unincorporated
10 area of Butte County, Oroville, more paxticularly described as

properties, excepting therefrom that portion of
Greenville St. located west of the west right-of-way
line of Lincoln Blvd.
SECTION 2. REGULATTONS FOR AN "R-N" DISTRICT
The following regulations shall apply in a "R-N"
District.
{A) USES PERMITTED
1. One single-family dwelling per parcel, not including
tents, trailers or mobile homes.
2. Accessary buildings Pert anent to the permitted uses.
3, Household pets [Eut not including livestoclc, poultry
or poisonous reptiles).
{B) USES SUBJECT TO SECURING A USE PERi~4TT TN EAC~i CASE
1. buplex dwellings and multiple family dwellings.
2, Public and quasi-public uses including churches,
firehouses, hospitals, parks and playgrounds,
schools and public utility buildings.
[C) Lot area and width:
The standard pxovisians of Section .24-33 shall apply.
{D) Front yard xequirements:
Tl~e standard provision of Section 2~-33 shall apply,
except the setback of nonconforming existing struct-

ures are being rehabilitated or expanded.

..The minimum side yard required is t~!ree (3) ft.,
provided the sum of both side yards shall be equal
to or greater than 10 per cent of the average lot
width. ~'Jhere nonconforming existing structures are
being rehabilitated or expanded, the minimum side
yard shall be the existing setback distance an that
side ,
[F) Pear yard requirements:
The standard provisions of Section 24-33 shah. apply.
(G) Off Street Parking:
The provisions of Section 24-35 notwithstandin g,
one off-street parking space shall be required. per
dwelling unit. This requirement is waived where
existing off-street parking space is absorbed by
expansion of an existing dwelling as part of an
approved rehabilitation project of the County's
housing and community 17evelopment program.
SECTION 3. All uses of land within the district not
specifically authorized and permitted are prohibited.
SEGTION 4. In compliance faith the provisions of_ said
Butte County Code, Chapter 24, the same is hereby amended by adding
this Ordinance in full.
SECTION 5. The penalties for the violation of the
zoning hereby imposed within the district shall be as provided in

the Butte County Code, Chaptex 24, this Ordinance shall from and
after its effective date become a.suppl.ement to anal .part of .the
Butte County Code, Chapter 2A~.
SECTION 6. This Ordinance sha.~.l he and it is hereby
declared to be in full force and effect from and after thirty (30}
days after the date of its passage, and before the expiration of
fifteen (15} days after its passage, this Ordinance shall be
publ~.shed once with the names of the members of the Board of
Supervisors voting fox and against i.t in the Oroville Mercury,
a newspaper published in the County of Butte, State of California.
PASSED AND ADOPTED by the Baird of Supervisors of the
County of Butte, State of Califor the 22nd day of August,
1978, by the fallowing vote:
