The hereinafter described area situated in the County of Butte, State of California, Shall be and it is hereby zoned as a "C-2" (General Commercial} District, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. Said area so zoned being located in the unincorporated area of Butte County, 'Oro vi.l~le, moxe particularly described as follows: All that property bounded on the north by the Oroville City limits, on the west by the west right-of-way line of Lincoln Blvd., on the east by the Oraville City limits and the west right-of-way line of Spencer Ave. and on the south by the south right-of-way line of Fort Wayne St, excepting therefrom the following described property: All of Blocks 2 and 4, Lots 2 through 7 of Block 3 and Lots 1 through 5 of Block 5 of "Barnes Tract" per map of record in P~4ap Book l8 on Pages 48 and 49 of the Butte County Recordex, All of the following described portions of "EI I~4edio Sub No . 1" per map of record in flap Book 6 on Page l7 of the Butte Gounty Recorder, Black 1, Lots 3 through 9 and 16 through 22, Block 2, Lots 3 through 8 and l4 through 19, Black 3, Lots I through 8 and 15 through 21 and the westerly 28.5 ft. of Lot 14, Block 4, Lots. 1 through 9 and 15 thxaugh 23, Block S, Lots 1 through 8, Block b, Lat 6 and the E 1/2 of Lat. S, aZl of Block 7 and Block 8, Lots 1 through 14. SECTION 2. REGULATIONS FOR A "C-2" DISTRICT: The following regulations shall apply in a "C-2" District. (A) tTSES PERMITTED: 1. Dwellings and dwelling groups, subject to the building site area, lot width and yard reQuirements specified for residential districts. 2. All uses permitted in "C-1" (Light Cflmmercial) Districts. 3. General commercial uses including art shops, aviaries, box and cocktail lounges, billiard parloxs and pool halls, bowling alleys, building material (retail), cleaning and pressing establishments, dance halls, interior decorating shops, employment agencies, governmental legislative buildings: gymnasiums,- public, commercial or physical cuI.tuxal studios, hospitals, hotels and motels, laboratories and x-ray facilities, massage paxlors and reducing salons, -2 1 _. 2 3 4 fi 6 7 8 9 10 1Z ~.2 13 14 15 16 17 1H 19 20 21 22 23 24 25 26 equipment rentals, pet shops, use car lots, repair .. _. gar-ages, auto.. car washes, plumbing _shops., .cab ine-t . .. .. shops, sign manufacturing shops, and other retail establishments when interpreted as similar. 4. Accessory uses and buildings pertinent to a per mined use . (B) THE FOLLO~r~1TNG USES SUBJECT TO SECURING A USE PERMIT TN EACH CASE: 1. Welding shops 2. Manufacturing of clothing, handicraft products, printing, lithographing and other light manufactur- ing or industrial uses of similar character. 3. Public or quasi-public .uses including churches. 4. Service stations, drive-in restaurants, kennels and small animal hospitals and mortuaries. (C} THE REQUIREMENTS OF SECTION 2433 OF THIS CODE ARE MODIFIED FOR ALL BUILDING SITES IN C-2 ZONE: IN THE FOLLOWING PARTICULARS: 1, Lot width required: Minimum lot width shall not be less than twenty-five (2 5) feet . . :, The lot width requirements fox residential dwellings shall conform to the requirements for any residential zone . 2. Side Yard Requirements: None, except where the side of a lot abuts upon the -3- 1 2 3 4 5 6 7 8 s 10 11 1.2 13 14 15 1S 17 18 19 20 21 22 23 24 2S 26 side of a i.ot in an "R" District, in ~ahich case the abutting side- yard shalh not be. less than..five -(5) feet; and except where the side yard on the street side of a corner lot abuts an an "R" District, in which case the side yard an the street side shall be one-half the front yard required in such "R" Districts) The side yard requirements for residential dwellings shall conform to the requirements for any residential z one . 3 , Rear Yard Required: None, except where the rear yard abuts an "R" District, in which case the rear yard shall not be less than five (5) feet. SECTION ~. All uses of land within the district not specifically authorized and permitted are prohibited. SECTION 4. Tn compliance with the provisions of said ~iutte County Cade, Chapter 24, the same is hereby amended by adding this Ordinance in Fu11. SECTION 5. The penalties fox the violation of the zoning hereby imposed within the district shall be as provided in the Butte County Gode,~Ghapter Z4, this Ordinance shad from and after its effective date become a supplement to and part of tl~e Butte Gaunty Gade,. Chapter 24. SECTION 6.
