AN ORDINANCE ZONING A PORTION OF TI-IE COUNTY OF
BUTTE, STATE OF CALIFORNIA, A "C-I" (LIGHT
CO1~~ERCIAL) DISTRICT, PURSUANT TO CHAPTER 24-29.
The Board of Supervisors of the County of Butte, State of
Cali.forma, under and pursuant to Chapter _ Z4-29 o.f..the Butte. County...

Code of said County Da ORDAIN as follows.
SECTION 1. The hereinafter described area situated in
he County of Butte, State of California, shall be and it is hereby
g zoned as a "C-1" (Light Commercial) District, and such area shall
7 be subject to the restrictions and restricted uses and regulations
g hereinafter specified and provided.
g Said area so zoned being located in the unincorporated
10 area of Butte County, Oroville, more particularly described as
11 j~follows
12 All of Lots 7 and 8 in Block 29, lying on the
northerly side of Oroville-Bangor Highway of
13 Villa Verona, according to the official map /::
thereof filed in the office of the Recorder
14 of the County of Butte, State-af California,
January l7, l8$9.

EXCEPTING THEREFROM that certain parcel of land
16 described in deed from Joseph De Temple et ux to
H. Aldridge, et ux, dated January 22, 1943 and
17 recorded January 25, 1943 in Volume 309 of Butte
County Official Records, at Page 333, described as

19 A part of Lots 7 and 8 of Black 29 of Villa Verona,
according to the Official Map thereof filed as of
20 record January l7, 1889 in the office of the Recorder
of the County of Butte, State of California, and
21 being more particularly described as follows:
Commencing at the NE coiner of Lot 7 of Block 29
22 of above mentioned Villa Verona; thence S along the
easterly boundary line of said Lot 7, a distance of
23 369.56 ft.; thence N 84° 39' W a distance of 662.48'
ft. to the centerline of the County Road; thence N
24 along the centerline of the County Road a distance
of 310.66 ft. to the NW corner of Lat 8 of Black 29
25 of above mentioned Villa Verona; thence S $9° 45' E
along the northerly boundary line of Lots 8 and 7 of
26 Block 29, of said Villa Verona, a distance of 660.00

408 of Butte Couzxty Official Records, at Wage
366, and described as follows:
a portion of Lat 8 of Block 29 of Vi11a Verona,
according to the official map thereof filed in
the office of the Recorder of the County of
Butte, State of California, January 17,-18$9,
more particularly described as follows:
Beginning at the SE corner of said Lot 8; thence
N 8° 54' W 74.36 f t. to a point in the centerline
of the Oroville-Bangor Highway, which point is the
actual point of beginning for the parcel of land
herein described; thence running along the center-
line of said H~.ghway, N 80° 40' W 112.9 ft. to the
beginning of a curve therein; thence along a curve
to the right having a radius of 700 ft. and a
central, angle of 17° 55', the long chord of which
bears N 71° 42' 30" W a distance of 217.99 ft. to
the centerline of the Lower-Wyandotte Road; thence
N along the centerline of the Lower-Wyandotte Road,
218.71 ft . to the southerly 1 ine of the parcel. of
land described in the deed from Joseph De Temple
and Caroline N, De Temple, to H. Aldridge and
Florence Aldridge, his wife, said deed being re-
corded January 2S, 1943 in volume "309x' of Official
Records, at Page 333; thence S 84° 39' E along said
southerly line 325.0 ft. to a point; thence S 1° 09'
W 276,0 ft., more or less, to the actual point of
beginning, containing 1.86 acres, more or less,
ALSO EXCEPTING THEREFROM any portion thereof lying
within the Oraville-~Bangor Highway.
Containing 2.0 acres, more or less, Oroville,
SECTION 2. REGULATIONS FOR A "C-1" DISTRICT:
The following regulations shall apply in a "C-1" District:
{A) USES PERMITTED:

1. Dwellings and dwelling groups, subject.to the building

2. Hotels and motels, clubs, lodge halls, hospitals,
sanitariums and clinics.
3. Retail stares and shops of sight commercial character
and conducted within a building, including appliance
stores, banks, barbershops, beauty parlors, bookstores
cleaner or laundry agents and launderettes, dress shop ,
drugstores, food stores, furniture stares, millinery
shops, professional offices, restaurants, shop shops,
storage garages, studios and tailor shops, public
utility commercial offices, and other uses which are
of similar character to those enumerated and which
will not be detrimental or obnoxious to the neighb~r-
hood in which they are to be located. ,
4. Outdoor advertising signs, new automobile sales and
theaters.
(B) THE FOLLO~YING USES ARE PERMITTED SUBJECT TO SECURING
A USE PERMIT IN EACH CASE:
1. Automobile courts and mobile home parks.
2, Public and quasi-public uses, including churches.
3. Small animal hospitals, c~.ance academies, pet shops,
mortuaries, used cox sales, used or secondhand goods,
refreshment stands, service stations, drive-in restau~
rants and other uses which are of similar character.

1 (G) The requirements of Section .24-33 of this Code are
~ ~ modified_.i.n the._following particulars .for building sites.
g in C-1 zones:
4 1. Lat width required:' Minimum lot width shall not be
g less than twenty-five (25) feet.
g The lot width requirements far residential dwellings
7 sha11 conform to the requirements for any residential
g zone.
g 2, Side yard requirements: None, except when the side
lp of a lot abuts upon the side of a lot in an R district
11 in which case the abutting side yard shall not be less
12 than five (~) feet; and except where the side yard on
15 the street side of a corner lot abuts on an R district
l4 in which case the side yard on the street side shall b+
15 one-half the fxont yard required in such R districts.
16 The side yard requirements for residential dwellings
~~ shall conform to the requirements for any residential
lg zone.
lg 3. Rear yard requirements: None, except where the rear
20 yard abuts an R district in which case the rear yard
21 ~ shall be not less than five (5) feet.
22 SECTION 3. All uses of land within the district not
23 specifically authorized and permitted are prohibited.
24 SECTION 4. In compliance with the provisions of said
2g Butte County Code, Chapter 2~, the same is hereby amended by adding
2g this Ordinance in full..

SECTION 5. The penalties for the violation of the zoning
hereby lmpased--within the district shall.be.as..provided in. the

Butte County Cade, Chapter 24, this Ordinance shall fxom and after
its effective date become a supplement to and part of the Butte
County Code, Chapter 24.
SECTION 6. This Ordinance shall be and it is hereby
declaxed to be in full force and effect from and after thirty f30)
g days after the date of its passage, and before the expiration of
g fifteen {15) days after its p~.ssage, this Ordinance shall be
10 published once with the names of the members of the Board of
11~~Supervisors voting for and against it in the Oroville Mercury, a new:
12 paper published in the County of Butte, State of California.
13 PASSED AND ADOPTED BY THE Board of Supervisors of the
