The Board of Supervisors of the County of Butte, State of Cali~ornia,
under and pursuant to Chapter 2~+-29 of the Butte Coun~y Code of said County, DO
ORDAIN, as ~ollows:
SECTIflN 1. The hereinaT~ter described axea situated ~n th.e County of
Butte, State of Califarnia, shall he and it is hereby zoned as a PLTD {Planxx~d
i3nit Development) District, and such area sha1.~ be suhject to the r~strictions,
restricted uses and ~egulations pursuant ta Butte Coun,ty Code Saction 2~-126.
Said area so zoned being located in the unincorporated area of Butte
' County, Oroville, ma:~e particularly described as follows:
Parcel 6 af the Carriage Manor Subdivision reco~ded in Map of
Record $ook b6 Pa e 48~and ~9, on file in ~.he o~fice of tha

Butte County Itecoxder.
Containing 1 acre, more or 1.ess, Oroville
SECTION 2. The use and develapment o~ said property zoned '°PUD" shall
be in accord witk~ tha devalopment pJ.an submitted by ~.he applicant, as candition
a~d incorporated herein by reference. Conditions af approval. are as acc~pted by
the $oard of Supervisors on 3une 2, 3.987 attached. Said conditzanal development
~p~lan col~ectively conszsts of.the foll.owing documents..
(a) D~velopment Plan (showing the lots' ].oca~ian streets, c~ubhouse,
~~ parking, and easements}.
SECT~ON 3. Not withstanding the provisions of Chapter 24-126 of the
I~ Butte County Code the following proviszons shall govern the use and development
of said property,
{~) The lot shown on. the development p3.an sha11 be limited -~o private
nan-~commercial recreational uses and activities; and
(b) The height of any structures lacated on the lots as shown on the
Develapment Plan shall not exceed a height of two (2) stories or 35 feet; and

(c) The keeping of lzvestock and/o~ horses on the lot shall be pra-
hzbited; and
(d} Signs sha~l be ~imited to an identification of the clubhouse not to
exceed two (2) ~n number with a maxzmum size of 10 square ~eet eac~z and
(e) The lot as shawn on the Development Plan shall be exclusively used
far open space, and passive recreation of the adjacent Carriage Manox Subdivision
SEC2ION 4. Tha homeowners association shall assume ~inancial responsi~
bility for maintenance and upkeep of the ~~3~1~k~5~ roads, an~ a~1 other real
propexty awned in common and as shown on the development plan.
SECTION 5. This Ordinance shall be and it is hereby declared to be in
~u1~ force and effect from and aftar thirty (30) days after the data of its
passage, and bafore the expiration o~ ~ifteen (15) days afte~ its passage, this
Ordinance shall be published once with the x~ames of the members ofc the Board o~
Supervisors voting fox and agaa.nst it in the 01"OVi 71e Me~'CUY'y , a news-
paper publish~d in the County of Butte, State of California.
