ORDINANCE N0. 571
AN ORDINANCE REPEALING ORDINANCE N0. 51a.2, AND ESTABLISHING AN ~R~-1'" DISTRICT
FOR A PORTION OF THE COUNTY OF BUTTE, STATE OF CALIFORNIA, REFERRING TO
EI{TSTTNG ORDINANCE NOS. 1175 and 522.
The Board of SupervS.sors of the County of Butte, State of California,
does ordain as fo3lows:
SECTION 1. The hereinafter described area situate in the County of Butte,
State of Ca~i.fornia, shall be zoned as an "R-»1" (Residential} District as
hereinafter described and sub~eat to all of the restricted uses applicable to
an "R.-1" District, said area so zoned being located east of the City of
Oroville, California, described as fo3lows:
A]1 properties lying within Section 9 of Township 19 North Range
l~. East; excluding therefrom all properties lying west and north sides of Long
Bar Road.
SECT20N 2. The following regulations sha11 apply in an "R-1" (Residential)
Distri.et;
2.1 .Uses Permitted.a
1). Single-fami~ dwellings,

3). The fo7lorn,ng uses subject to ~ecuring,a Use Permit i.n each case:
a). Golf courses and country clubs
b). Public or quasi-public uses, including churches, fire houses,
hospitalsy parks and playgrounds, sahaols and public utility
buildings-
a). Private stables
2.2 Building Site Area Reauireds
1). Eight thousand one hundred twenty-five {8,125) sa; feet
2.3 Mi.n3mum Building Site Width Required:
1). Sixty-five (65) feet
2.1~. Front Yard Requireds
1). Twenty five (25} feet
2.5 Side Yards Required: Six (6) feet, unless building site is less than
sixty (60} feet in width, in which ease side yards'eauai to ten (10) percent of
width but not less than five (5) feet sha11 be reaai.red.
SECTION 3. In addition to the foregoing permitted uses, and solely and
only_ within that portion of the herein above described zone area lying west of
the overpass at Canyon Highland Drive on the Feather River Highway to the
Oroville City Limits, and that portion of the road laiown as the Oroville Dam
Boulevard, "H-C" (Highway Commercial} District shall be established. Said
Highway Commercial uses sha11 be coxzfined only to properties and frontage on
the Feather River Highway and Oroville Dam, Boulevard, to a depth of three
hundred (300) feet on each side of said roads, and sub~eot to the securing
of a Use Permit ifl each case.
3.1 Said Highway Commercial District is for Retail Stores and Shops of
:Light commercial character and conducted within a building including Appliance
Stores, Banks, Barber Shops, Beauty Parlors, Book Stores, Food Stores, Furniture
Stores, 1Ki].linery Shops, Professional Offices, Shoe Shops, Storage Garages,
Stuclios and Tail®r Shops, and Public Uti]3ty Commercial Offiaes~ subject to
hereinabove described restr3.ations i.ri this section.

SECTION !~. Butte County Ordinance No. 51x.2 is hereby repealed.
SECTION 5. The penalties for the violation of the zoning hereby imposed
upon said distra..at shall be as provided i.n County Ordinance Nos. 175 and 522s .
known as the Zoning Enabling Ordinanae. -
SECTION 6. This Ordinance shaZ7. take effect thirty days after'ita
passages and before the expiration of fifteen days after its passage .it shall be
published with the names of the mefnbers voting for and aga3.nst the same at least
onae in a newspaper published in the County of Buttes State of California.
