AN ORDINANCE CANING A PORTION OF THE COUNTY OF BUTTE, STATE
OF CAI,IF'ORNIA, PURSUANT TO ORDINANCE NOS. 175 and 522 OF
SAID COUNTY, AND REPEALIPIG ORDINANCES NOS. 5k3 and 552 of
SAID COUNTY.
The Board of Supervisors of the County of Butte, State of California,
under and pursuant to Ordinance No. 475 of said County, being the Zoning En-
abl3ng Ordinance of said County, as .amended by Ordinance No. 522, do orda~.n
as follows: ._
Section 1. The hereinbelow~-described area, situate in the County
of Butte, State of California, shall be and it is hereby zoned as an ~eA-R~e
(Agricultural-Residential) District, and such area shall be sub~eet to the
restrictions, restricted uses and regulations hereinafter specified and pro-
vided. The area so zoned (hereinafter referred to as District) is described
as follows:
Sections 1, 2, 3s' 10, 11, 12, 1~, 11a,, 15, 16, 21, 22, 23, 21~,
and the north half of Sections 25, 26, 27 and 2$, all in Town-
ship 19 North, Range ~r East, M. D. B. & M., in the County of
Butte, State of California.
Section 2. Subjeet only to the exceptions provided in Section
3, the District in its entirety shall be subject to the following restrictions,
restricted uses and regulations
a. These land uses sha11 be permitted and are authorized without
issuance of a use permits
(1) Single-fami~v dwellings, provided that min;,~3m
building site area, width, side-yard and front yard
requirements are complied with in each-case as followss~
A. ~*~~m building site areas. $,125 square feet.
B~ m„m building site widths 65 feet.
C. Minitm3m front yard depth: 25 feet.
D. Ma.na.m~rn side yard on each sides 6 feet.
(2) Agricultural uses, except poultry farming and
livestock raising.
(~) Buildings accessory to agricultural uses.
b. These land uses shall be permitted upon the issuance of a use
permit in each cases
(1) Two-family dwel.li.ngs and multi-family dwellings.
(2) Golf°covxses and country clubs.
(3) Pubic and e~asi-pubZi.e uses, including churches,
fire houses, hospitals, parks and play grounds, schools
and public utility buildings. '

Section 3. In addition to .the uses permitted and authorized under
Section 2, and solely within those portions of the District hereinafter sped-
Pied, "'H-C'" (Highway Commercial) uses may be pex~aitted subject to the issuance
of a use permit in each ease (Highway Commercial uses being identical with "C-1"
or Retail-Tight Commercial uses as described in Ordinance No. 522):
a. Land fronting an U.S. Highway 1}OA (Feather River Highway). Said
commercial area shall. be developed to proper grade to existing road and the
depth sha1J. not exceed 350 feet on each side of the center line of said highway.
b. Land fronting on the Olive Highway from the Oroville City T,imi'ts
to the Orovi7le-Qc.iney Road. Said commercial area shall be developed to praper
grade to existing road and the depth shalT_ not exceed 350 feet on each side of
the center line of said highways.
c. Tared within'. a radius of 500 feet from the intersection of
Foothill Boulevard and Mt. Tda Road; and a radius of 500 feet from the inter-
section of Mt. Ida Road and the Oroville Bangor Highway.
d. Land within a radius of 500 feet from. the intersection of the
Tower Wyandotte Road and the Oroville-Bangor highway.
Each commercial use for which Use Permit is granted
under this Section, shall provide off-street parking as prescribed by the
Planning Commission.
Section 4. All uses of land within the District not specifically
authorized and permitted under Sections 2 and 3 are prohibited.
Section 5. Penalties for any violation of the zoning hereby im-
posed within the District shall be as provided in the Zoning Enabling Ordi-
nance, Tn compliance with the provisions of the Zoning Enabling Ordinance,
this Ordinance shall from and after its effective date become a supplement
to and part of the Zoning Enabling Ordinance.
Section 6. Butte County Ordinances Nos. 5~+3 and 552a being in~»
terim zoning ord~r~ances affecting the land hereby zoned are and each of them
is hereby repealed, such repeal to take effect on the effective date of this
Ordinance.

Section__7_._ This Ordinance shall be and it is hereby declared to
be in full foroe and effect, from and after thirty (30) days after the date of
its passages and before the expiration of fifteen (15) days after its passages
this Ordinance shall be published once with the names of the members voting
for and against its in the OROVILLE MERCURY ,
a newspaper published in the County of Buttes State of California.
PASSED AND ADOPTED by the Board of Supervisors of the County of
