STATE OF CALIFORNIA, ZONING A PORTION
OF SAID .COUNTY PURSUANT TO Ei~ISTTNG
ORDINANCE NOS. 475 AND. 522 -0F SAID COUNTY
The Board of Supervisors of the County of Butte, State of
California, under and pursuant to Ordinance No, x.75 of said
County, being the Zoning Enabling Ordinance of said County as
amended by Ordinance No. 522;- do ordainl~~ follows:
SECTION 1. The hereinafter described area situate in the
County of Butte, State of California, shall be zoned as a i-C-C~-
{Community Commercial) District, as hereinafter described and
subject to all of the restricted uses applicable to a "C-C"
District, said area so zoned being located in the unincorporated
area of the community of Chico, particularly described as
follows:
Parcel No. 1 - All that certain real property situate
in the County of Butte, State of California, described as
follows:
A portion of the H. B. Reed ranch, located in Rancho
Arroyo Chico, and more particularly described as follows:
Beginning at a point which lies on the Easterly line of
that certain strip of land described in deed to the City
of Chico and recorded in Book 2$g of Official Records at
Page 192, said point being distant South lb°294 West 166.69
feet along said Easterly line of said strip of~land from
the Southerly line of East Avenue; thence South 73°314
East 215.00 feet ;thence South 16°294 West $.39 feet;
thence South 73°314 East 1b7.03 feet; thence North $°114164e
East 175.b1 feet to a point in the Southerly line of East
Avenue, which point lies 1x.0.00 feet from the centerline of
said East Avenue; thence along the arc of d_~.curve whose
radius is $40.00 feet, an arc distance of 12$.$3 feet and
parallel with the centerline of East Avenue; thence North
$9°21x.4 East 1297.27 feet on a line 40.00 feet Southerly
and parallel with the centerline of said East Avenue to
the point of intersection of the Southerly line of East
Avenue with the Westerly line of Cohasset Road; thence
South 0°364East 1149.71 feet alon the Westerly line of
said Cohasset Road; thence South ~2°32t3o4f West 2230.$6
feet to a point in the Easterly line of said strip of land
deeded to the City of Chico as described above; thence along
the Easterly line of said strip of land North 14°234 East
575•$0 feet; thence continuing along said line North 16°294
East $54.13 feet to the point of Ueginning and containing
57•$6 acres more or less.
Parcel No. 2 - All that certain real property situate
in the County of Butte, State of California, described as
follows:
A portion of the H. B. Reed Ranch, located in Rancho
Arroyo Chico, and more particularly described as follows:
Beginning at the Southeast corner of Lindo Manor Sub-
division, Unit AIo. 2, which map was filed in the office of
the Recorder of Butte County, California, June 29, 1951,
in Map Book 19 at Page 5; thence from said True Point oi'
Beginning North $g°244 East 10.00 feet to the Westerly line
of Cohasset Road; thence along the Westerly line of
Cohasset Road South 0°3b4 East 505.06 feet to the Northerly

line of East Avenue; thence along the Northerly line of
East Avenue South ~9°24' West 638.60 feet to the South-
easterly corner of Lindo Manor Subdivision, Unit No. 3,
which map was filed in the office of the Recorder of
Butte County, California, May 7, 1957, in Map Book 22 at
Pages 27 and 28; thence along the Easterly line of said
subdivision, North 0°36t West 137.99 feet; North 40°12'30er
East 302.1x.4 feet and Nor-th 23°12t East 151.00 feet to a
point in the Southerly line of said Lindo Manor, Unit
DIo. 2g thence along said Southerly line North $9°24' East
370.00 feet to the point of beginning and containing 6.16
acres more or less.

SECTION 2. REGULATIONS FOR p'C-C" DISTRICTS - The following
regulations shall apply in all "C-C~' Districts:
2.1 Uses permitted subject to plan approved by the
Planning Commission.
a. 1MUltiple dwellings and dwelling groups,
subject to the height limit, building site
area, average lot width-and yard require-
ments specified for r'R-3'r Districts.
b. hotels, clubs and lodge halls, hospitals,
sanitariums and clinics.
c. Retail stores and shops of a light commer-
cial character and conducted within a
building including appliance stores, banks,
barber shops, beauty parlors, book stores,
cleaner or laundry agents and launderettes,
dress shops, drug stores, food stores,
furniture stores, millinery shops, pro--
fessional offices,, restaurants, refreshment
stands, service stations, shoe shops,
storage garages, studios and tailor shops,
public utility commercial offices, and other
uses which are of similar character to those
enumerated and which will not be detrimental
or obnoxious to the neighborhood in which
they are to be located.
d. The following uses subject to securing a
Use Permit in each case:
l.) All uses permitted in "R-1'o and "R-2TM
Districts .
2.) Automobile courts and trailer camps.
3.) Public and quasi-public uses.

1,..) Animal hospitals, auto sales, dancing
academies or halls, open-air retail
sales, theaters, pet shops, wholesale
stores or~storage, undertaking estab-
lishments, used car sales, used or
secondhand goods and other uses which
are of similar character.
2.2 Building Height Limit : ~'ort~r-fiv~e~ (1i.5 ) feet .
2.3 Minimum Lot 'Width required: Twenty-five
{25) feet.
2.1~ Front Yard Required: None, except where
frontage in a block `is partially in an
erRvr District, in which case the front
yard shall be one-half that required in
such 'rRTr District .
2.5 Side 'Yard Required: None, except where
the side of a lot abuts upon the side of
a lot in an rrR'r District, in which case
the abutting side yard shall be not less
than five {5) feet, and except where the
side yard on.the street side of a corner
lot abuts on an rrRrr District, in which
case the side yard on the street side shall
be one-half the corresponding front yard
required in such rrRrr District.
2.6 Rear Yard Required: Twelve (12) feet, or
five {5) feet adjacent to an alley.
2.7 Off-street parking: Off-street parking
area shall be approved in advance and as
required by the Planning Commission.
2.$ Fences, screen plantings, etc: Fences,
screen plantings and other obstructions
shall not exceed three (3) feet in height
in front yards, nor six (b) feet in height
in any required rear or side yards. In
the case of corner lots, fences, shrubs,
screen plantings or similar obstructions
shall not exceed three (3) felt in height
within the sight distance area.
SECTION 3. All uses of land within the District not spe-
cifically authorized and permitted under Section 2 are prohibited.
SECTION L~.. Penalties for any violation of the zoning here-
by imposed within the District shall be as provided in the Zoning
Ordinance. In compliance wit h. the provisions of the Zoning En-
abling Ordinance, this Ordinance shall from and after its effective
date become a supplement to and part of the Zoning Enabling
Ordinance.
SECTION 5. This Ordinance shall be and it is hereby declared
to be in full farce and effect from and after thirty (30) days
after the date of its passage, and before the expiration of
fifteen (15) days after its passage, this Ordinance shall be
published once with the names of the members voting for and
against it, in the Chico-F~terprise-Record ~ a newspaper
published in the County of Butte, state of California.
