SAID COUNTY The Board of Supervisors of the County of Butte9 State of Gali= fornia, under and pursuant to Ordinance No. 475 of said Oounty, being the honing Enabling Ordinance of said County as amended by Ordinance No, 522, do ordain as followso SECTION 1. The hereinafter descx°ibed area situate in the County of Butte, State of California, shall be, and it is hereby .zoned as an "R-ltt (Residential) District as hereinafter described .and subject to all of the restricted uses applicable to the uses of an °R-1" District, said area so zoned being located in thc~ community of Paradise, Cali- fornia, particularly described as followso ._ . Beg#saning at the Southeast Gagner of Section lb ' of T, 22 N. R, 3E, M,D,B,RR,, thence.norther.ly on section line and irregularly along .the East.b.oundary as indicated on recorded map of-the Paradise.Palisad~s Subdivision to its intersection with.the-centerline~of Castle Drive; thence easterly along .the..ce~$erline of~~ Castle Drive to its intersection with thec~nterlin.~...`,_. of Oliver Road; thence northerly along the centerline of, Oliver Road to the intersection of the.. .centerline of Edwards Lane; thence eastes~ly along the .centerline of- Edwards Lane and its projected extension .to the inter- section of the centerline of the Skyway; thence southerly along the centerline of Skyway to its intersection with section line common to Sections 15 and 22 of said ' Township; thence westerly along said section line to„.: , the point of beginning. ' SECTION 2. The following regulations shall apply in an ^R=Yn (Residential} Districto 2.1 Uses Pes°mitted o 1) Single family dwellings, e~rcluding tents or trailers, 2) Accessory buildings, 3) The following uses subject to the securing of a Use Permim in each cases ao Golf cou_~°ses and country clubs.o b. Area Requiredo Eight thousand, one hundred twenty five ($,125) square feet. 2.3 Minimum Building Site Width Required: Sixty-five (65) feet. 2.y. Front Yard Requiredo Twenty-five (25) felt. 2.5 Side Yard Requiredo Sim (6) feet, unless building site is less than sixty (60} feet in width, in which case side yard equal to ten (10) percent of-such width but not less than five (5) feet shall,be required. 2.b Off-street Parking Required; One (Y) parking space for each dxelling unit. SECTION 3. ADDITIONAL USES PERMITTED 3.1 "C-1M (Retail Commercial) uses shall be permitted for property having frontage on the Skyway. 3.2 "C-1" (Retail Commercial) uses may be permitted subject to the securing of a Use Permit in each case for property having access to the Skyway but no frontage on said road. The depth of said property under consideration shall not e~cceed three hundred and fifty (350) feet from the centerline of said Skyway. SECTION l~. All uses of land within the district not specifically authorized and permitted under Sections 2 and 3 are prohibited, SECTION 5....,~'enalties for any violation of the zoning hereby im- posed within.th~-District shall be as provided in the Zoning Enabling Ordinances In compliance with the provisions of the Zoning Enabling Ordinance, this Ordinance shall from and after its effective date become a supplement to and part of the Zoning Enabling Ordinance. SECTION 6.
