__ Lo Y ~~ AN ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE, STATE OF CALIFORNIA, PURSUANT TO ORDINANCES NOS. 1+75 AND 522 OF SAID COUNTY The Board of Supervisors of the County of Butte, State of j California, under and pursuant to Ordinance Noo 475 of said County ~~~~ being the Zoning Enabling Ordinance of said County, as amended by Ordinance No. 522, do ordain as follows: SECTION 1. The hereinbelow described area, situate in the County of .Butte, State of California, shall be and it is hereby zoned as an "A-R" (Agricultural-Residential) District, and such area shall be sub~eet to the restrictions and restricted uses and regulations hereinafter specificied and provided. The area so zoned is particum laxly described as follows: "Beginning at the. southeast corner of Sec~on z7, T.19N,Ro 4.E., M.D.B. & M.; thence easterly along section line to quarter eor-~ ner common to Sections 26 and 35 of said Townships thence southerly along half sectifln_line of Section 35 to its intersection with the Township Line common to Townships 1$ & l~;.thence westerly along said Township Line to its intersection with t e Southern Pacific Railroad rights-of~vay and. continuing northern along said. Southern Pacific .Railroad rights-of-way to its intersection with the east-west half section line of Section. 29 of T.19N.R.4E.; thence easterly along half section line to its intersection with the quarter corner common to Sections 26 and27 of said Township; thence southerly along section line to the point of beginning". SECTION 2. Subject only to the exceptions provided in Sectionr3, the District in its entirety shall be subject to the following rem strictions, restricted uses and regulations: ~' ~. These land uses shall be permitted3 and are authorized -wr3.th-~ out issuance`of'a use permit: (I). Single-family dwellings, provided that minimums building site area, width, side yards and front yard requirements are complied with in each case as follows: a. Minimum building-site area: $,125 sq. ft. b. Minimum building site width: 65 ft. c. Minimum front yard depths 25. ft. d. minimum side yard on each side: 6 fto (2). Building accessory to th® permitted uses. (3). Agricultural uses, except poultry farming and live -stock raising. B. These land uses shall be permitted upon the issuance of a use permit in each cases (1). Two-family and multi family dwellings (2). Golf courses and country clubs (3). Public and quasi-public uses, including churches, fire houses, hospitals, parks and playgrounds, schools and public utility buildings. (!~) , Private stables (5). Pou~try farming and livestock raising. SECTION 3, Additional uses permitted, subject to the securing of a use permit in each cases ~~ A, Land having frontage on Palermo Roads General commercial (nC-2n) use; said commercial area shall be developed to a proper grade to the existing road and the depth shall not exceed three hundred and thirty (330) feet on the west side of Palermo Road and shall root exceed a depth of thirteen hundred and twenty (1320) feet on the east side of said Palermo Road (measurement from centerline)o B, Manufacturing uses may be permitted by the Planning Com~ mission on the west side of Palermo Road from the Southern Pacific rights®of=way to a distanoe not closer than three hundred and thirty feet from the centerline of Palermo Road, SECTION 4o All uses of land within the District not sp~eifically authorized and permitted under Sections 2 and 3 are prohibitedo SECTION 5, Penalties for say violation of the zoning hereby imposed within the District shall be as provided in the Zoning Enabling Ore dinancee In compliance with the provisions of the Zoning.
