AN ORDINANCE ZONING A PORTION OF THE
COUNTY OF BUTTE, STATE OF CALIFORNIA,
PURSUANT TO ORDINANCE NOS, 475 AND 522
OF SAID COUNTY
The Board of Supervisors of the County of Butte, State of California, under and pur-
suant to Ordinance No. 475 of said County, as amended by Ordinance No, 522, Do Ordain
as follows:
SECTION 1. The hereinafter described area situate in the County of Butte, State of
California, shall be and is hereby zoned as a "C-1" (Light Commercial) District as here-
inafter described and subject to all of the restricted uses applicable to the uses of a
"C-1" District, said area so zoned being located in the unincorporated area of Butte
County, west of the City of Chico, particularly described as follows:
Property fronting on Nord Avenue to a depth of three hundred and fifty (350)
feet west of the centerline of said Nord Avenue, bounded on the east by the
Southern Paci.fi.c Railroad right-of-way, on the south by the incorporated
boundary line of the City of Chico and on the north by West 8th Avenue.
SECTION 2. The following restrictions shall apply in a "C-1" (Light Commercial)
District:
2.1 Uses Perraittedo
a, Multiple dwellings and dwelling groups, subject to the height limit,
building site area, average lot width and yard requirements specified for
"R..3" Districts,
b. Hotels, clubs and lodge halls, hospi.tais, sanitariums and clinics.
c. Pietail stores and shops of a light commercial character and conducted
within a building, including appliance stores, banks, barber shops,
beauty parlors, book stores, cleaner or laundry agents and launder-
ettes, dress shops, drug stores, food stores, furniture stores,
millinery shops, professional offices, restaurants, refreshment stands,
service stations, shoe shops, storage garages, studios and tailor
shops, public utility commercial offices, and other uses which are of
similar character to those enumerated and which will not be detri-
mental or obnoxious to the neighborhood in which they are to be located.
2.2 The following uses subject to securing a use permit in each case:
a, A11 uses permitted in "R-1" and "R-2" Districts.
b. Automobile courts and trailer camps.
c. Public anal quasi-public usese
d. Animal hospitals, aute sales, dance academies or halls, open air
retail sales, theatres, pet shops, wholesale stores or storage,
undertaking establishments, used car sales, used or secondhand goods
and other uses which are of similar character,
2.3 Building Height Limit Required: Forty-five (45) feet.
2.4 Minimum Lot Width Required: Twenty-five (25) feet, 7 ~'f
2.5 Front Yard Required: Same as required by Butte County Setback
Ordinance No, 50b.
2.b Side Yard Requireds Nonee except where the side of a lot abuts upon the
side of a lot in. an "R" distriete in which case the abutting side yard shall be not
less than five (5) feet, and except where the side yard on the street side or a
corner lot abuts on an "R" district, in which case the side yard on the street side
shall be onemhalf the corresponding front yard required in such "R'' district.
2.7 Rear Yard RequiredS Twelve (12) feet; or five (5) feet adjacent to an
alleyo
SECTION 3. All uses of land within the District not specifically authorised and
permitted under Section 28 are prohibited.
SECTION ~. Penalties for ae~y violation of the zoning hereby imposed within the
Distriot shall be as provided in the Zoning Enabling Ordinance. In compliance with
the provisions of the Zoning Enabling Ordinanoe9 this Ordinance shall from and after
its effective date become a supplement to ar_d part of the Zoning Enabling Ordinance.
SECTION 5. This Ordinance shall be and it is hereby declared to be in full force and
effeot from and after tiairty (30) days after the date of its passage, and before the
expiration of fifteen (15) days after its passagee this Ordinanoe shall be published
once with the names of the members voting for and against it, in the Chico
Enterprise - 8 a newspaper published in the County of Buttes State of California.
