The hereinafter described area situate icz the County of Butte,. State of California, shall be and is hereby zoned as a ~1C-1" (Light Commercial.) District as hereinafter :described and subject to all of the restricted uses applicable to the uses of a '=C-1" District,. said area so zoned being located in the unincorporated area of Butte County, in the Community of Paradise, particularly described as follows: Lots 3, ~ and 5 of Sierra View Subdivision as shown on that certain map or plat thereof. on file and of record in the office of the County Recorder of Butte County, State of California SECTIOPI 2, The following restrictions shall apply in a ==C-~" (Light Coruuercial) District• 2,1 Uses Permitted: a. r2ultiple dwellings and dwelling groups, subject to the height limit, building site area, average lot width and yard requirements specified for "Rr3" Districts. , b. Hotels, Clubs acrd lodge halls, hospitals, sanitariums and clinics. c. Retail stores and shops of a light commercial character and conducted ~rithin a building, including appliance stores, banks, barber shops, beauty parlors, boolc stores, cleaner or laundry agents and launderet-~es, dress shops, drug stores, food stores, furniture stores, millinery shops, professional offices, restaurants, refreshment stands, service stations, shoe shops, storage garages, studios and tailor shops, public utility commercial offices, and other uses which are of simi.~ar character to those enumerated and which wi71 not be detrimental or obnoxious to the neighborhood in which they are to be located. 2,2 The folloiring uses subject to securing a use permit in each case:: a. A71 uses permitted in f'R-ls' ana 6iRta=' Districts. b.. Automobile-courts and trailer camps. co Public and quasi-public uses. d. r'=nimal hospitals,-auto sales, dance academies or halls, open air retail sales, theatres, pet shops., irholesale stores or storage, undertaking establishments, used oar sales, used or secondhand goods and other uses ti,~ni.ch ere of similar character. 2.3 Building Height L~isnit Required: Forty-five (~-5) feet. 2,k Minimum Lot Width Required: Trrenty-.live (25) feet. 2,5 Front Yard Required: Same as required by Butte County Setback Ordinance No, 506. 2,b Side Yard Required:.
