COUNTY OF BUTTE
The Board of Supervisors of the County of Butte, State of Ca.7.ifernia, does ordain
as follows
SECTION 1. NEGF: SIT7C. The Board of Supervi.sars finds that certain regulations
are necsessary for the preservation. of the public health, safety, csonvenienae and
general welfare, pending the conducting of studies._and sarveys and the preparatian and
adoption. of a Comprehensive Land Use Plan for the County of Butte, and hereby adopts
certain such regulations of an interiae nature as set forth beloar.
SECTION 2. RE~TLATIONS:
2.l The provision$ of this ordinance shall apply. to all properties .lying within
the hereinafter described area, situate iu the County of Butte, State of California,
in the community of Chice, California, particularly described as fo3lows:
Beginning at the intersection of Cohasaet Road and Lupin Avenue,
thence easterly along the centerline of Lupin Avenue and its
projection easterly to the centerline of .Cactus.Averrue,
thence southerly along the,aenterline of Cacstus Aven~.e and its
projected extension to the centerline of Lindo Channel,
thence westerly along the eenter3:ine of Lindo.Channel to. its
intersection with the southerly projection of Cohasset Read= .
.thence northerly along the southerly projected centerline of
Cohasset Road and along the centerline of Cohasaet Road to the
point of beginning, excepting therefrom all areas that have already
been detail zoned by the Board of Supervisors under County Ordinance
No. 622 and land within the incorporated City of Chiaoo
2.2 Uses Permitted: The following uses are permitted within all parts of the
District:
ao~ lawful uses of land Hoar established.
b. Dwe].7.i.ng~ and accessory buildings.
a. Agrieu~.tural uses and buildings.
2.3 Use Permit Required: No new aommeratal buildings., indnatri.al uses of land
or buildings publ3.a or quasi public uses inclnding_sahools, churches, public build
ings, public utility buildings will be allowed without first securing a use permit
approved by the Planning Coa¢ai.ssion and Board. of Supervisors.

SECTION 3.. AUDITION, REGUZ~I,~IONSt
3.1 The following regul.atiions -shall apply 3.u all parts of the Di~triets
a.' Building Setback Lines A,egnired: No building or structure sha11 here-
after be located within the District closer than fifty (50) feet from the center-
line df existing County road; this seetiea shall net apply to publics utility trans-
mission lines, mains or other transmission facilities..
b. Minimum Building Site Requireds .Each single fami7,p residence shall be
located on a site net less than eight thousand, one hundred and twenty-five (8,125)
agnate feet, and said residence sha11 be located not less than six (6) feet from the
side line of the banding site.
c. Minimum Building Site Width Requireds Sixty-five (65) feet.
3.2 7n cases where compliance with the provisions of this section will result in
undue hatdahip, a variance may be approved au the meaner prescribed for the handling
of a use permit.

SECTION ~a USE PERMITS:
4.1 Application for a Use Permit shall be made to the Butte County Planning
Conunission and such application shall include a description of the requested use and
shall be accompanied by plans showing the Location of proposed buildings or proposed
alterations, locations of driveways and parking areas advertising structures and
other information as may be required by the Planning Commissiono
~.2 The findings and recommendations of the Planning Commission shall be sub-
mitted to the Board of Supervisors..
~.3 Any person not satisfied with the final action of the Board of Supervisors
may, within ten (10) days thereof, appeal in writing to the Board of Supervisors.
A copy of such appeal shall be submitted to the Planning Commissiono Said Board o~
Supervisors shall render its decision within sixty (60) days after the date of the'
filing of such appeal„
~,4 Revocation:
As In any ease where the conditions imposed by the Use Permit have not been
complied with, the Planning Commission shall give the permittee a ten (10) day notice,
If, at the end of said ten (10) day period the permittee still fails or refuses to
comply with the provisions of the Use Permit, the Planning Commission shall have the
right to recommend to the Board of Supervisors that said Use Permit be revoked.
B. In any case where a Use Permit has not been used within one (1) year
after the date of the granting thereofR the Use Permit shall be automatically null.

SECTION ~., EFFECTIVE DATE; Thisxge~c~ ordinance shall take effect 30 days
after in~x~ its passage and before the expiration of fifteen {15) days and
after its passage shall be published once. with the names of-alh members voting for
and against the same in the Chico Enterprise » a newspaper pub-
lished in said County of Butte,
PASSED and ADOPTED by the Board of Supervisors of the County of Butte, State of
California, on the 21st day of August 1962 by the following vote:
