The Board of Supervisors of the County of Butte, State of California, under and pursuant to Ordinance No. 475 of said County as amended by Ordinance No. 522, do ordain as,followse __. SFGTION 1, The hereinafter described area situate in the County of Butte,, State of Calfomi.a, shall be, and is hereby zoned as an "M-2" (Heavy Industrial) District, as hereinafter described and subject to all o£ the restricted uses applicable to the uses of an "M-2" District, said area so zoned°being located in the community of Oroville, California, particularly described as follows: Lots 1 to 11 inclusive Block 1D3; Lots 4, 6 & ?Block 104; Lot 3 Block 105; Lots 1 & 4 Block 106; Zots 1 & 2 Block 107 Lots 1 to 4 inclusive Block 108. All in Palermo Citrus Tract. Subdivision No, 2, together with ~ those ,portions ofs The Southeast quarter of the Northwest quarter Section 17; the South half of Section.,l7;_the North half of the South half of Section 20; the_Southwest quarter of the Southwest quarter of Section 20; lying Westerly of the Southern Pacific Railroad right-of-way, all in T, 18 N. R4E M. D. B8di. _. SECTION 2, The following regulations shall apply in an "M-2" (Heavy Industrial) District: _ _ 2.1 Uses Permitted: _.. 1) Any use permitted in "M-]." (Light. Industrial) Districts 2) Manufacturing of alcohol,_ammonia, bleaching powders or.chlorine, asphalt or,refinng,briek and tile.,.- concrete'or concrete products, linolenmp petroleum produats~ plasti~c,,soap, sodium compoundsy tar and tar products,. lumber and lumber products. 3) Iron or steel foundry og p;efabrication plant and. heavy weight casting., 4) Canneries,_Olive processing plants and other agricul- tural processing plants of a_ similar. nature. 5) Railroad repair shops. 6) Processing of junk, wastes discarded or salvaged material, machinery or equipment including automobile wrecking or dismantling. 7) In general, those uses which may be obnoxious or offensive by reason of the emission of odor, Gust, smoke, gas, noise vibration and the like and not allowed in. any other Zone, are permitted. 2.2 Any use for which a Use Permit is required in an "A-2" District. 2.3 Accessory uses and building permitted pertinent to .any permitted use. _ .. 2.4 Building height limit: Seventy-five (75) feet. 2.$ Minimum building site area required: Eight thousand, one hundred and twenty-five (8,125) fl~ feet. 7~ 1 2,6 Minimum building site width required: Sixty-five (65) £eet, __ 2,7 Minimum building setback required: Fifty (50} feet from 3 centerline of street...... .. 4' 2.8 Minimum side Yard required: Six (6) feeto 5 2,9 Minimum rear Yard required: Six (6} feet. 8 2,10 Off-street parking_requi.red•, -1) One (1) parking space for each three (3) employees, 7 or one (1) parking space for each two thousand (2,000) square feet of $ gross floor space, whichever.is,greater. 9 2.11 Track loading and nnloading_spaces 10 1) Private off-street loading space for the handling of all goods,, materials and equipment shall be provided.
