AN ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE, STATE OF CALIFORNIA,
PURSUANT TO ORDINANCE NOS. 475, 522, and 676 OF SAID COUNTY.
The Board of Supervisors of the County of Butte, State of California, under
and pursuant to Ordinance No. 475 of said County as amended by Ordinance Nos.
522 and 676 do ot~dain as follows:

SECTION 1. The hereinafter described area situate in the County of Butte,
State of California shall be and is hereby zoned as an "M-2" (Heavy Industrial)
District as hereinafter described and subject to all of :the restricted uses
applicable to the uses of an "M-2'District, said area so zoned being located
in the unincorporated area of Butte County south of the City of Chico, particu-
larly described as follows:
Assessor Parcel Nos. 46-27-08 and 46-36-02 as shown by maps in the Office
of the County Assessor, first Monday in March, 1964.
SECTION 2. The following restrictions shall apply in an "M-2" '(heavy
Industrial) District:
2.1 Uses Permitted.
1. Any uses permitted in the C, MP, and M-1 Zones.
2. The industrial enterpr3.ses which involve the bulk handling of
products marmfactured, treated, processed, or assembled on the premises,
the dominant amounts of storage and warehousing, the heavy trucking or use
of heavy duty equipment, the heavy movement of traffic on the site and
the generating of large amounts of automobile and truck traffic on the
adjacent streets, the noise and vibration, sites larger than can be pro-
vided on normal sized lots, and similar characteristics and performance
standards not detrimental in effect upon other uses of similar nature in
close proximity.
2.2 Any use for which a Use Pexlnit is required in an "A-2" District, upon
application for and granting of a Use Permit. Because of the considerations of
smoke, fumes, dust, odor, vibration, or hazard, the establishment or operation
of the uses as described in the "A-2" District shall not be permitted unless a
conditional Use Permit authorizing such uses has been granted.
2.3 PERMIT`,~'ED HEIG~IT: No height .limit is imposed.
2.4 FRONT YARD REQUTRED: .Conform with County building setback
2.5 SIDE YARD REQUTEiED: None, except where the side is a lot which abuts
an "R" District, in which case the side yard shall not be less than ten (10)
feet.
2.6 REAR YARD: None except where the rear yard abuts an "R" District, in
which case the rear yard shall not be less than ten (.IO) feet.
2.7 LOADING AREA: Private off-street loading space for the handling of
all goods, materials, and equipment shall be provided.
2.8 PARKING SPACE: One (.l} parking space for each three (3) employees or
one (1) parking space for each two thousand (2,000} square feet of gross floor
space, whichever is greater.
2.9 FENCE: On any boundary line which is a common property line with
propert~r classified for uses. permitted in the "R" category, or the "S" zone, a G
solid wall or view-obscuring fence not Less than five (53 feet nor more than
six (6) feet in height shall be installed and maintained for screening purposes
and controlling trespass except where the wall of a building is on such common
boundary line no separate wall need be installed along the portion of the bound-
ary line occupied by the wall of the building.

SECTION 3. All uses of land within the district not specifically authorizec
and permitted under Section 2 ire prohibited.
SECTION 4. Penalty for any violation of the zoning hereby proposed within
the district shall be as provided in the Zoning Enabling Ordinance and in com-
pliance with the provision of the Zoning Enabling Ordinance, this Ordinance
sha11 be from and after its effective date a supplement to and part of the
Zoning Enabling Ordinance,
SECTION 5. In compliance with the prov3:sions of said Zoning Enabling
Ordinance, the same is hereby amended by addif~g to Section 5 thereof this
Ordinance in full,
SECTION 6. This Ordinance.shall..be..and is hereby declared to be in full
force and effect from and after thirty (30} days .after-the date of its .passage..
and before the expiration of fifteen (15) days after its passage, this Ordin-
ance shall be published once with the names of the members voting for and
against it in the Chico Enterprise Record, a newspaper published in the County
of Butte, State of California.
PASSED AND ADOPTED by the Board of Supervisors of the County of Butte,
State of California, on the 3rd day of March, 196+, by the following vote:
AYES: Supervisors Giles, Pryde, Steinegger and Chairman McKillop
