AN ORDINANCE ZONING A PORTION OF THE COUNTY OF BUTTE, STATE OF CALIFORNIA,
1 PU&SUANT TO ORDINANCE_.NOS.-~~5:.522_,. AND,676.OF SAID COUNTY.
2. The_Board of Supervisors.,of the County of Butte, State of California,
under and pursuant to Ordinance No. 475 of said County as amended by Ordin-
3 ance Nos. 522 and 6~6 do ordain ,as.follaws;
4 SECTION 1o The hereinafter described area situate in the C~nty of
Butte,_State of California, shall be and is hereby zoned as an "A-2" (Heavy
5 Industrial) District as hereinafter described and subject to all the re-
stricted uses applicable to the. uses ,of an "M-2" District, Said axea so

16 SECTION 2. The following restrictions shall apply in an "M-2" (Heavy
Industrial) District:

2.1 Uses Permitted

to Any ,uses permitted in the C, MP, and M-1 Zones.
19 2. The industrial enterprises which involve the bulk handling
of products manufactured, treated, processed, or assembled on the
20 premises, the dominant amounts of storage and warehousing, the heavy
trucking or ugecof heavy duty equipment, the heavy movement of traffic
21 on the site and the.. generating of large amounts. of automobile and
truck traffic on the adjacent streets, the noise~and vibration, sites

22 larger than can be provided on normal sized lots, and similar charac-
teristics and performance standards not detrimental iri effect upon
23 other uses of similar nature in close proximity. __
24 2.2 AX~Y ??se for which a Use Permit is required in an "A-2" District,
upon application for and granting of a Use Permit. Because of the consid-
23 erations o£ smoke., fumes, dust, odor., vibration, or hazard, the establish-
ment.or_operation of the uses as described in the "A-2" District shall not
26 be permitted unless a conditional Use Permit authorizing such uses has been
granted. _.

2,3 PERMITTED HEIGHT: No height limit is imposed.

2.4 FRONT YARD REQUIRED: Conform with County building setback require-

30 2.5 SIDE YARD REQUIRED: None, except where the side of a lot which
abuts an "R" District, i.n which case the side yard shall not be less than
31 ten {10) feet. .
32 2.6 REAR YARD: None except where the rear yard abuts an "'R" District,
in which case the rear yard shall not be less than ten (10) feet.

2.7 LOA-ING AREA:~ Private off-street loading space for the handling
of all,goods, materials, and equipment shall be provided,,.
208 PARKING,SP~CE: One (1).parking space for each three (3) employees
or one (1) parking space for each two thousand (2,000) square feet of gross
floor space, whichever .is greater.

2.9 FENCE: On any boundary line which.is a common property line with
property classified for_uses permitted..in the "R" category, or the "S" zone,
a solid wall or y~.ew-obscuring, fence. not less,-than dive (5)~feet nor more
than six_(6).feet in height shall be .installed and maintained for screening
purposes. and controlling„trespass. except, where the wall of a building is on
such common boundary line no separate wall need be installed along the por-
tion of the bo~?.n.dary line accuped.by the wall,of the building.

SECTION 3e All uses of land within the district not specifically
authorized and,perm.tted under_Section 2 are prohibited.
SECTION 4. Penalty for any violation of the zoning hereby proposed
within the district shall .be as,_provided in the Zoning Enabling Ordinance
and iri compliance with the provision of the Zoning Enabling Ordinance, this
Ordinance shall .be from and after its effective date a supplement to and
part of the Zoning _Eliabling _Ordinancea
SECTION 5. Tn compliance with the provisions of said Zoning Enabling
Ordinance, the same is hereby amended by adding to Section 5 thereof this
Ordinnanee in full,
SECTION. 6. This ,Ordinance shall be and is hereby declared to be in
full force and effect from and after thirty (30) days after the date of its
passage and before the, expiration. of ,fifteen (1,5} days after its passage,
this Ordinance shall be published once with .the namas o£ the members of the
Board voting for and against it iM the Chico Enterprise ,
a newspaper published in the County of Butte, State of California.
