ORDINANCE NO. ~/
AN ORDINANCE OF THE COUNTY 4F BUTTE, STATE OF
CALIFORNIA, ZONING A PORTION OF SAID COUNTY
PURSUANT TO EXISTING ORDINANCE NOS. 475, 522,
AND 676 OF SAID COUNTY.
The Board of Supervisors of the County of Butte, State of
California, under and puzsuant to Orclinance No, 475 of said County
being the Zoning Enabling Ordinance of said County as amended by
Ordinance Nos. 522 and 676, do ordain as follows:
SECTTONil. The hereinafter described area situate in the County
of Butte, State of California, shall be zomed as a "C-C"
(Community Commercial) District, as hereinafter described and
subject to all of the restricted uses applicable to a "C-C" Dis-
trict, said area so zoned being located in the unicorgorated area
of the community of Chico, particularly described as follows:
Assessor Parcel No. 44-44-2 as shown by map of record in the
office of the Butte County Assessor, September 1964.
SECTION 2, REGULATIONS FOR "C-C" DISTRICTS. The following
regulations shall apply in all "C-C" Districts:
(a) Multiple dwellings and dwelling groups, subject to the
height limit, building site area, average lot width and
yard requirements specified for "R,3" Districts.
(b) Hotels, clubs and lodge halls, hospitals, sanitariums and
clinics.
(c} Retail stores and shops of alight commercial character
and conducted within a building including appliance store ,
banks, barber shops, beauty parlors, book stores, cleaner
or laundry agents and launderettes, dress shops, drug
stores, food stores, furniture stores, millinery shops,
professional offices, restaurants, refreshment stands,
service stations, shoe shops, storage garages, studios an
tailor shops, public utility commercial offices, and othe
uses which are of similar character to those enumerated
and which will not be detrimental ox obnoxious to the nei h~
boyhood in which they are to be located.
{d) The following uses subject to securing a Use Permit in ea h''
case:
(1) All uses permitted in "R-1" and "R~2" Districts.
(2) Automobile courts and trailer camps.
(3) Public and quasi-public uses.
(4) Animal hospitals, auto sales, dancing academdies or hal s,
open--air retail sales, theaters, pet shops, wholesale
stores or storage, undertaking establishments, used coy
sales, used or secondhand goods and other uses which ar
of similar character,
Uses permitted subject to plan approved by the Planning
Commission,
2.2 Building Height Limit: Forty-five (45) feet.
2.3 Minimum Lot width required: Twenty-five (25) felt.
2,4 Front Yard Required: None, except where frontage in a
block is partially in an "R" District, in which case the
front yard shall be one-half that required in such "R"
District.

2,5 Side Yard Requited: None, except where the side of a lot
abuts upon the side of a lot in an "R" District, in which
case the abutting side yard shall be not less than five. (5)
feet, and except where the side yard on the street side
shall be one~half the corresponding front yard required in
such "Rt' District.
2,6 Reax Yazd Required: Twelve (12) feet, or five (5) feet
adjacent to an alley,
2.7 Off-street paxking: Off-stxeet paxking area shall be
appxoved in advance and as required by the Planning C
2.8 Fences, screen plantings, etc.; Fences, screen plantings
and othex obstxuctions shall not exceed three (3) feet in
height in front yards, nor six (6) feet in height in any
required rear or side yards. In the case of corner lots,
fences, shxubs, screen plantings or similar obstructions
shall not exceed three (3) feet in height within the sight
distance area.
SECTION 3a All uses of land within the District not specificall
authorized and permitted under Section 2 are prohibited.

SECTION 4. Penalties for any violation of the zoning hereby im-
posed within the Distxict shall be as provided in the Zoning
Ordinance. In compliance with the pxovisions of the Zoning
Enabling Ordinance, this Ordinance shall from and after its effec ive
date become a supplement to and part of the Zoning Enabling
Ordinance.
SECTION 5. This Ordinance shall be and it is hereby declared to
be in full force and effect from and after thirty (30) days after
the date of its passage, and before the expiration of fifteen {15
days after its passage, this Ordinance shall be published once
with the names of the members voting for and against it, in the
Chico enterprise , a newspaper published in
the County of Butte, State of California.
PASSED AND ADOPTED. by the Board of Supervisors of the County of
Butte, State of California, this 22nd day of December ,
1964, by the following vote:
