HomeMy WebLinkAbout8431 ORDINANCE N0.~7`~ 2 AN ORDINANCE OF THE COUNTY OF BUTTE, STATE_OF CALIFORNIA, ZONING A PORTION g OF SAID COUNTY, PURSUANT TO ORDINANCE Nos. X75, 522, AND 676 OF SAID COUNTY, 4 AND CREATING A NEW CLASSIFICATION ~ PURPOSE OF CLASSIFICATION: The principal objective and purpose to be 6 served by this classification and its application is to create a living 7 environment to the. highest standards for single-family dwellings by means of the standards and requirements set forth herein with regard to minimum lot 9 area, yards and open spaces required to be maintained, but to permit a form 10 of domestic economy involving a combination of asingle-family dwelling and ~1 premises. A related consideration is to make it possible to more efficiently 12 and economically design, install and maintain all physical public service 13 facilities in terms of size and capacity to adequately and permanently meet 14 needs resulting. from a defined intensity of land-use. 15 Now, therefore,-the Board. of Supervisors of the County of Butte, State of 16 California, does ordain as follows; 1'7 SECTION 1. The hereinafter described area situate in the County of Butte. 18 State of California shall be and. it is hereby zoned as an "R-1" A & C District, 19 and such areas shall be subject to the restrictions, and restricted uses and 20 regulations hereinafter specified and provided. Said areas so zoned being located in the unincorporated area of Butte County, Paradise, California, 21. 22 particularly described as follows; 23 Assessor Nl~p ~~~as shown on map on file and of record in the Office of the Butte County Planning 24 Commission and the Office. of the Butte County Clerks April-13, 1965. 2S SECTION 2. Regulations for "R-1" A & C District: 26 The following regulations shall apply in an "R-1" A & C District: 27 2.1 Uses Permitted: 28 A) Single-family dwellings, not including tents or trailers. 29 B) Accessory buildings pertinent to the pErmitted uses. 30 C) The, following uses are considered to be accessory uses and are 31, permitted in the R-1 ~ & C zone only ,when conducted on the 32 premises with a residence occupied and used as a residence by the ~~ 1 2 3 '4 5 6 7 8 9 10' 11 12 13 14 15 16 17 18 i9 20 21 22 23 24 2g 26 27 28 29 30' 31- 32. proprietor of such use, and no display or display window visible frottt a street shall be permitted: 1) Domestic arts and crafts, including but not limited to the followin : a) ceramics,. b) need].e~w~r~¢~r c) drESSmaking, d) art studio, including photography e) lapidarist; and 2) professional, Services shall conform to the following conditions; a) Not more than one (1) employee or assistant is engaged for work or service on the premises in connection with such use . b) One (1) single-faced,. unlighted sign sha11 not exceed three (3) square feet in area used exclusively to advertise products made services rendered or business conducted on the premises, and such sign shall not be located in any required yard. e) Not to exceed two (2) parking spaces in addition to those requured for dwelling, provided such parking .spaces shall not be located in any required yard or open space. 2.2 i~SIN7MtTM LOT ANEA: Minimum required area of a lot per dwelling unit shall be not less than eight thousand one hundred twenty-five (8,I2 ) square feet. 2.3 MINIMUM IAT WIDTH: Minimum lot width sha13 not be less than sixty-five (6g) feet. 2.4 MINIMiTM FRONT_YARD: Minimum front. yard shall be fifty (50) feet from the centerline of the road, except where the road is " classified by the County as a Federal Aid Secondary Road, the minimum building setback required sha11 be fifty-.five (55) feet from thc~ centerline of said road. 2. j MIldIMiJNI SIDE YARDS: minimum side yards shall not be less than five (~) feet. SECTION 3. In. compliance with the provisions of the Zoning Enabling Ordinance the same is hereby amended by adding to Section S thereof this Ordinance in fullo SECTION S• Thepenalties for the violation for the zoning hereby imposed within the district sha.11 be as provided iri the Zoning Enabling Ordnance. SECTION 6. This Ordinance. shall be and it is hereby declared to be in fuli force frog and after thirty (30) daysafter theLdate of its passage, and before the expiration. of fifteen (1S) days after its passage, this Ordinance shall be published once with the names of the members of the Board voting for and against it in the Paradise Post- ,a newspaper Bublished in the County of Butte,-State of California.
