AN ORDINANCE OF THE COUNTY OF BUTTE,
STATE OF CALIFORNIA, ZONING A PORTION
OF SAI7a COUNTY PURSUANT TO ORDINANCE
NOS. 475, 522 AND 67b OF SAID COUNTY
1 The Board of Supervisors of the County of Butte, State of
2 California, pursuant to the provisions of Ordinance No. 475 of said
3 County and being the Zoning Enabling Ordinance as amended by
'4 Ordinance Nos, 522 and 676, do ordain as follnwss
5 SECTION 1, The hereinafter described axes situate in the
6 County of Butte, State of Californian shall be and it is hereby
'7 zoned as an "S«2" (Medium=Density Suburban-Residential) District
8 and such area shall be sub3ect to the restrictions and regulations
9 hereinafter specified. Said area so zoned being located in the
10 unincorporated area of Butte County (Forest Ranch), California, and
11 particularly described as follows:

13 and Office of the Butte county Clerk,
14 SECTION 2. REGULATIONS FOR AN "S~2'* DISTRICT
15 The following regulations shall-apply in an "S~2" z~.strict:
16 2.1 Uses Permitteds
17 A. Single-family dwellings, not including tents or txailers
18 B. Accessory buildings pertinent to the permitted uses
19 2.2 Agricultural uses excepting a'minimum lot area (10,000
20 square feet) to be devoted to residential use and the followinc
21 requirements for each animal or livestock raised or kept on
22 the premises
23 A. For each horse ax head of cattle or swine over ane year
24 of age - eight thousand (8,000) square feet.
25 B. For each sheep or goat -two thousand (2,000) square feel
26 C. Fox each dog or household pet -+ one thousand (1,000)

28 2.3 MINIMUM AREA: Minimum lot area per dwell~.ng unit shall
29 not be less than one (1) acre.
30 2.4 LOT WIDTH: Minimum lat width shall not be less than
31 one hundred thixty (l30) feet.

be less than five (5) feet.
2.6 FRONT YAR'Ds Minimum front yard shall be fifty (50) feet
from the centerline of the rid except where the road is classified
by the County as a Federal Aid Secc:ndary road, the minimum setback
requirement shall be fifty-five (55.) feet from the centerline of
said road.
SECTION 3, ADDITIONAL USES PERMITTED:
3.1 'tC42t~ (General Commercial) uses are permitted in area

delineated on map as described in SECTION 1 and shall be subject
to a development plan submitted and approved by the Planning
Commission„
3.2 ~~R-4~~ (Professional and business offices and Multiple
dwellings, excluding trailers) uses are permitted in q~5ea dclineat
on map as described in SECTION 1 and shall be subject to a develop
meat plan submitted and approved by the Planning Commission.
3.3 A11 uses permitted in subsection 3.1 and 3.2 are subject
to off-street panting requirements as required by the Plann~:ng
Commission, The parking requirement for commercial and professio
and business offices shall be on th8'sba§is of two (2) square feet
for each square foot of gross floor space. The parking requireme
for multiple dwellings shall be on the basis of one parking space
for each dwelling unit. The minimum area for each parking space
shall be a space ten (l0) feet by twenty {20) feet.
SECTION 4. All uses of land within the district not specif-
ically authorized and permitted in SECTIONS 2 and 3 aze prohibited,.
SECTION 5. In compliance with the provisions of said Zoning
Enabling Ordinance, the same is hereby amended by adding to
SECTION 5 thereof this Ordinate in :Full.
SECTION 6, The penalties for the violation of the zoning her
imposed within the district shall be as provided in the Zoning
Enabling Ordinance. In compliance with the provisions of the Zonin
Enabling Ordinance, this Ordinance shall from and after its effecti

date become a supplement to and part of the honing Enabling Ordina:
SECTION 7. This Ordinance shall be and it is hereby declared
to be in full force and effect from and after thirty (30) days aft
the date of its passage and before the expiration of fifteen (15)
days after its passage. This Ordinance shall be published once
with the names of the members of the Soard voting for and against
it in the Chaco~Enterpx'ase , a newspaper published in
the County of Butte, State of California.
