AN ORDINAi~ICE ZO1dING A PORTION OF THE
COUNTY' OF BUTTE, STATE OF CALIFORNIA,
PURSUAIQT TO ORDINANCE NOS. 475, 522

2 The Board of Supervisors of the County of Butte, State of
California, under and pursuant to Ordinance ido. 475 of said county,
3' being the Zoning Enabling Ordinance of said county, as amended by
Ordinance Nos. 522 and 676, do ordain as follows:

SECTION 1. The hereinbelow described area, situate in the .
5' County of t~utte, State of California, shall be and it is hereby
zoned as an "R-1" (Single Family Residential) District and such- ~.
6 area shall be subject to the restrictions and restricted uses and
regulations hereinafter specified and provided. Said area so
7':' zoned being located in the unincorporated area of Butte County,
Clipper Mills, California, and particularly described as follows:

9 as described by map on file in the Office of
the Butte County Planning Commission and the
ZO', Office of the Butte County Clerk.
11'~ SECTION 2. REGULATIONS FOR °R-1° DISTRICT. The following
' regulations shall apply in an "R-1" District:

2.1 Uses permitted:

a. Single-family dwellings, not including tents
14j: or trailers.
15':: b. Accessary buildings pertinent to the permitted uses.
16 2.2 Lot area: AS.inimum required area of a lot per dwelling
unit shall be not less than eight thousand, one hundred twenty-five
17% (8,125) square feet.
18~! 2.3 Lot Width: Minimum lot width shall not be less than
sixty-five (65) feet.

2.4 Front Yard: Minimum front yard shall be fifty (LSD±} _eet
20, from the centerline of the road, except where the road is
classified by the County as a. Federal Aid Secondary Road the
21 minimum building setback requirement shall be fifty-five (55,)
feet from the centerline of said road.

" SECTION 3. All uses of land within the District not specifi-
23! tally authorized and permitted in Section 2 are prohibited.
24 SECTION 4. In compliance with the provisions of said Enabling
Ordinance, the same is. hereby amended by adding to Section 5
~~~ thereof this Ordinance in full.
~~ 26! SECTION 5. `The penalties for the violation of the zoning here-'
by. imposed within the district shall be as provided in the Zoning
~7 Enabling Ordinance. In compliance with the provisions of the '
"' Zoning~Enabling Ordinance, this Ordinance shall from and after its
28: effective .date become a supplement to and part of the Zoning En-
abling Ordinance. '

30' SECTION 6. The Ordinance shall be and it is hereby declared
to be in full force and effect from and after thirty (30) days
after the date of its passage, and before the expiration of
31 fifteen (15) days after the date of passage this Ordinance shall
be published once with the names of the members of the board
32; voting for and against it in the Biggs News
a newspaper published in the County of Butte, State of California.
