APPROVAL FOR APPLICATION FOR TENTATIVE PARCEL MAP
The Board of Supervisors of the County of Butte, State of California,
hereby resolves as follows:
WfiQtEAS, finding that this project conforms to the Butte County General
Plan and Zoning, and
WF~f+:RFAR, finding that although this project could have had a significant
impact on the environment, it will not in this case, provided the mitigation
measures proposed by the applicant are complied with, and
WHE~tEAS, those mitigation measures are numbers 1 through 5 as noted on
the Planning Department conditions (copy attached hereto).
NOW BE IT RESOLVID that:
The applicant's appeal of the Advisory Agency's denial of his project
is upheld and the tentative parcel map for Bruce Mitchell, AP 71-3G-Ol is approved.
Approval of the tentative map is subject to Public Works conditions 1 through
10 and Planning conditions 1 through 5 as noted on attached sheets.
PASSID AND ADOPTED by the Butte County Board of Supervisors this .17th.
day of November 1987, by the following vote:

Bruce Mitchell, Tentative Parcel Map, AP 71-34-01, 2 parcels on the
east side of Horseshoe Trail, 450 ft, south of Hidden Springs Road.
Berry Creek area. Engineer: Bachman and Associates
Public jdorks conditions:
1 Verify legal access.
2 Provide two-way traversable access RS-8TLD-I to each parcel from
a county maintained road or state highway.
3 Access to be reserved in deeds as per county ordinance and offered
for dedication on the final map. '
4 Show 50 ft. building setback line measured from centerline of access
easement.
5 Provide road maintenance agreement.
6 Show all easements of record on the final map.
7 Provide street name signs per requirements of the Department of
Public Worlcs prior to recordation of the final map.
8 Provide permanent solution for drainage.
9 Pay any delinquent taxes ar current taxes as required.
10 Meet the requirements of the Butte County Fire Department.
PLANNING DEPARTMENT CONDITIDNS
Information has been received from the Department of Fish and
Game identifying the property as within the development zone. Fish and
Game wi11 not object to develapment within this area provided
mitigation measures are submitted.
Recommend approval subject to the following conditions:
1. Prove that there is a 60Wfoot deeded right-of-way from the nearest
County-maintained road.
2. Have a 60-foot deeded right-of-way access from property for an
alternate public road.
3. Note an Map: Owner agrees to pay the deer mitigation fees
required by County ordinance for issuance of building permit(s) at
the time such permit(s) are issued. Owner acknowledges that no
such ordinance is in effect as of the date of tentative parcel map
approval.
4, Clear private roadways of dry and dead brush from 20 feet from
centerline, and dispose of brush according to CDF requirements.
5. Designate a 50-foot no-development area on bath sides of
intermittent streants and I00 feat from permanent streams.
