The hereinafter described area situate in the Count Butte, State of California, shall be and it is hereby zoned as S~1 (Suburban Residential) District, and such area shall be subjE the regulations and restriCt~d:,_uses hereinafter specified and ovided, said area so zoned being located in the unincorporated ea of Butte County, west of the City of Gridley, California, and rticulaxly described as follows: Richvale-Biggs-Gridley Sectional Map No. 1 as shown in the Office of the Butte County Planning Commission and in the Office of the Butte County Clerk. SECTION_:2. REGULATIONS FOR AN t'S-1" DISTRICT. The following regulations shall apply in an "S-1°' District: 2.1 USES PERMITTED: a. Single family dwellings, not including tents or trai b. Accessory buildings pertinent to the permitted uses. 202 Agricultural uses, except livestock, subject to the fol- lowing requirements: a. For each horse or head of cattle over one year of age, one (1) acre. b. For each head of swine over ten weeks of age, one (1) acre. c. Fox each head of sheep or goats, one (1) acre for the first head and one-half ('~) acre for each head thereafter, 2.3 LOT AREAL Minimum required area of a lot per dwelling unit shall not be less than eight thousand, one hundred twenty-five (8,125) square feet. 2.4 LOT WIDTH: Minimum xo~s-.~tidth shall not be less than sixty-five (65) feet. 2.5 FRONT YARb: Minimum front yard shall be fifty (50) feet. from the centerline of the road, except where the road is classifier by the County as a Federal Aid Secondary Road, the minimum building setback requirement shall be fifty-five (55) feet from the center- line of said road. SECTION 3. The penalties fox violations of the zoning hereby imposed upon said district shall be as provided in the said Zoning Enabling Ordinance. SECTION 4. This ordinance shall be, and it is hereby declared to be in full force and effect from and after the date of its passage, pursuant to the emergency hereinafter faund and declared; and it shall remain in full force and effect until such time as a permanent ordinance covering the above-described axea shall take effect, following notice, public hearings and such other procedures rs. ~~ 1 as are provided in said Zoning Enabling Ordinance, ox until such ? time as the Board of Supervisors shall determine that the said area 2 shall not be zoned as an T'S-1" District. 3 SECTION 5.
