AN ORDINANCE OF THE COUNTY OF BUTTE, STATE OF
1 CAi.IFORNIA, BONING A PORTION OF SAID COUNTY
PURSUANT TO ORDINANCE NOS, 475, 522 AND 676
2 OF SAID COUNTY
3 PURPOSE OF CLASSIFICATION: The principal objective and purpose
to be served by this classification and its application is to create
4 a living environment to the highest standards for single-family
dwellings by means of the standards and requirements set forth here-
5 in and regard to minimum lot area, yards and open spaces required
6 to be maintained, but to permit a form of domestic economy involving
a combination of a single-family dwelling and premises. A related
7 consideration is to make it possible to more efficiently and econom-
ically design, install and maintain all physical public service
g facilities in terms of size and capacity to adequately and permanent
meet needs resulting from a defined intensity of land use.

Now, therefore, the Board of Supervisors of the County of Butte
IO State of California, do ordain as follows:
11 SECTION 1. The hereinafter described area situate in the Count
12 of Butte, State of California shall be and it is hereby zoned as an
"R-1 A & C" District, and such areas shall be subject to the restric
13 tions and restricted uses and regulations hereinafter specified and
provided. Said arrea sa- zoned being located in the unincorporated
14 area of Butte County, Paradise, California, particularly described
as follows:

16 As shown on map attached and as shown on Butte County
Map No. 6A in the Office of the Butte County Planning Com-
17 mission and in the Office of the Butte County Clerk.
18 SECTION 2. Regulations for "R-1 A & C" District: The follow-
ing regulations shall apply in an "R-1 A & C" District;

20 2.1 Uses Permitted:
21 A. Single-family dwellings, not including tents or trailers.
22 B. Accessory buildings pertinent to the permitted uses.
23 C. The following uses axe considered to be accessory uses
and are permitted in an R-l A & C zone only when conducted on the
24 remises with a residence occupied and used as a residence by the
25 roprietor of such use, and no display or display window visible fro
a street shall be pexwi.tted:

I. Domestic arfis and crafts, including, but not limited
27 to, the following:
28 a. ceramics,
29 b. needlework,
c. dressmaking,
30 d. art studio, including photography,
e. lapidarist; and

2. Professional services shall conform to the following
32 onditions:
a. Not more than one (1) employee or assistant is
engaged fox work or service on the premises in connection with such
uses.
b. One (1) single-faced, unlighted sign shall not
exceed three (3) square feet in area used exclusively to advertise
products made, services rendered or business conducted on the premis s,
and such sign shall not be located in any required yard,
c. Not to exceed two (2) parking spaces in addition
to those required fox dwelling, provided such parking spaces shall
not be located in any required yard or open space,
2.2 MINIMUM LOT AREA: Minimum required area of a lot per
dwelling unit shall be not less than eight thousand one hundred
twenty-five {8,125) square feet.

2.3 MINIMUM LOT WIDTH: Minimum lot width shall not be less
than sixty-five (65) feet.
2.4 MINIMUM FRONT YARA; Minimum front yard shall be fifty
(50) feet from the centerline of the road, except where the road is
classified by the County as a Federal Aid Secondary Road, the mini-
mum building setback required shall be fifty-five (55) feet from
the centerline of said road.
2.5 MINIMUM SIDE YARDS: Minimum side yards s~iall not be less
than five (5) feet.
SECTION 3. All uses of land within the district not specifi-
cally authorized and permitted in Section 2 aze prohibiteii.
SECTION 4. In compliance with the provisions of the Zoning
Enabling Ordinance the same is hereby amended by adding to Section
5 thereof this ordinance in full.
SECTION 5. The penalties for the violation of the zoning here-
by imposed within the district shall be as provided in the Zoning
Enabling Ordinance. In compliance with the provisions of the Zoning
Enabling Ordinance this ordinance shall be from and after its
effective date become a supplement to and part of the Zoning Enablin
Ordinance.
,SECTION b. This ordinance shall be and it is hereby declared
to be a:n full force firom and after thirty (30) days after thechte
sf its passage, and before the expiration of fifteen (15) days after
its passage;. this ordinance shall be published once with the names
sf the ~iabexs of the Board voting for and against it in the
Paradise Post a newspaper published in the County
sf Butte, Mate of California,
PASSED AND ADOPTED by the Board of Supervisors of the County
of Butte, State of California, this lath day of september
1966, by the following vote:
