AN ORDINANCE REPEALING AND CONSOLIDATING
"R-4" (MAXIMUM-DENSITY DWELLINGS-RESTRICTED SERVICE)
ORDINANCE NOS. 660,$40,847,850,908,917 AND
ESTABLISHING REGULATIONS FOR THE-USE OF LAND
AND THE CONSTRUCTION AND USES OF BUILDINGS IN
R-4 DISTRICTS OF BUTTE COUNTY
The Board of Supervisors of the County of Butte, State of Cali-
fornia, under and pursuant to Ordinance No. 475 of said County,
being the Zoning Enabling Ordinance as amended by Ordinance Nos.
522 and 676, DO ORDAiN as follows:
SECTION 1. The hereinafter described area situate in the County
of Butte, State of California, shall. be and it is hereby zoned as an
"R-4" (Maximum-Density Dwellings-Restricted Service} District as
hereinafter described and subject to all of the restricted uses
applicable to an "R-4" District:
As shown by maps attached and as shown on
Butte County Maps in the office ofi the Butte
County .Planning Commission and in the office
of the Butte County Clerk
SECTION 2. The following regulations shall apply in an "R-4"
(Maximum-Density Dwellings-Restricted Service) District:
2.1 USES PERMITTED:
a. One-family dwellings, two-family dwellings and multi-
family dwellings, not including tents or trailers.
b. Professional and business offices (including but not
.limited to doctors, lawyers and accountants), rest homes, conva-
lescent homes or homes for the aged and sanitariums.
° c. Accessory buildings pertinent to the pertinent uses.
d. Household pets (but not including livestock, pou]try or
~~poisonous reptiles}.
2.2 LOT AREA REQUIRED: Minimum area of a lot shall not be less
than eight thousand, one hundred twenty-five (8,125) square feet.
2.3 LOT WIDTH REQUIRED: Minimum lot width shall not be less
than sixty-five (65) feet.
2.4 FRONT YARD REQUIRED: Minimum front .yard shall not be less
than fifty (50) feet from the centerline of the road, except where
the road is classified by the County as a Federal Aid Secondary
Road, the minimum building setbacfc requirement shall be fifty--five
(55) feet from the centerline of said road.
2.5 SIDE YARDS REQUIRED: Minimum side yard sha31 not be less
than five (5) feet.
2.6 OFF-STREET PARKING REQUIRED: Off-street parking shall be
provided on the basis of one (1} parking space for each dwelling
unit, and for professional and business offices it shall be made on
the basis of tvao (2) square feet for each square foot of gross
.floor space.

2.7 THE FOLLOt~ING USES SUBJECT TO SECURING A USE PERMIT IN
EACH CASE:
a. Golf courses and country clubs.
b. Public and quasi-public uses including churches, fire-
houses, hospitals, parks and playgrounds, schools and public utility
.buildings. i
SECTION 3. A71 uses of land within the District not specifically
authorized or permitted under Section 2, are prohibited.
SECTION 4. Butte County Ordinance fdos. 660, 840, 847, 850, 908
and 917 are hereby repealed.
SECTION 5. In compliance with the provisions of said Zonibg:
Enabling Ordinance No. 475, the same is amended by adding to
Section 5 thereof, this Ordinance in full.
SECTION 6. The penalties for violation of the zoning hereby im-
posed upon said District shall be as provided in the said Enabling
Ordinance.
SECTION 7. This Ordinance shall be and it is hereby declared to
be in full force and effect from and after thirty (30} days after
the date of its passage; and before the expiration of fifteen (15)
days after its passage, this Ordinance shall be published once with
the names of the members of the Board voting for and against it, in
the Chicg Enterprise a newspaper published in the County
of Butte, State of California, this 23zd day of May 1967, by the
foliawing vote:
AYES: Supervisors Dunaway, Maxon, McRi11Qp, Pryd.e and Chairman HAwsden
NOES: Nozte
