NOS. 475, 522 and 676 OF SAID COUNTY The Board of Supervisors of the County of Butte, State of California, under and pursuant to ordinance No. 475 of said County, being the Zoning Enabling Ordinance of said County as amended by (Ordinance Nos. 522 and 676, DO ORDAIN as follows: SECTION 1. The hereinbelaw described area, situate in the County of Butte, State of California, shall be and it is hereby Zoned as an "R-1" (Single-Family Residential) District, and such area shall be subject to the restrictions and restricted uses and regulations hereinafter specified and provided. .Said area so zoned being located in the unincorporated area of Butte County, Chico, California, and particularly described as follows: As shown by Map 2K attached and as shown on Butte County Zoning Maps in the. office of the Butte County Planning Commission and in the office of the Butte County Clerk. SECTION 2. The following regulations shall apply in an "R-1" (Residential) District: 2.1-USES PERMITTED: a. Single-Family dwellings, not including tents or trailers. b. Accessory buildings pertinent to the permitted uses. c. Household pets, but not including livestock, poultry or poisonous reptiles. 2.2 LOT AREA: Minimum required area of a lot per dweIlina unit shall be no less than eight thousand, one hundred twenty-five (8,125) square feet. 2.3 LOT WIDTH: Minimum lot width shall not be less than sixty-five (65) feet. 2.4 FRONT YARD: Minimum front yard shall be fifty (50) feet from the centerline of the road, except where the road is clas- sified by the County as a Federal Aid Secondary Road the minimum building setback requirement shall be fifty- five (55} feet from the centerline of said road. 2.5 SIDE YARDS: Minimum side yard shall not be .less than five (5) feet. 2.6 The following uses. subject to securing a use permit in each case: a. Golf courses-and country clubs. b. F.,ublic and quasi-gublic uses including. churches, fire houses, hospitals, parks, playgrounds, schools and public utility buildings. SECTION. 3. All uses of land within the District not specific- ally authorized and permitted in Section 2 are prohibited. SECTION 4. The penalties for the violation of the zoning hereby imposed within the district shall be as provided in the Zoning Enabling Ordinance. In compliance with the provisions of the Zoning Enabling Ordinance, this Ordinance shall frorn and after its effective date become a supplement to and part of the Zoning Enabling Ordinance. SECTION 6. The Ordinance shall be and it is hereby. declared to be in full force and effect from and after thirty {30) days after the date of its passage, and before the expiration of fifteen (15) days after the date of passage this Ordinance shall be pub- lished once with the names of the members of the .board voting for and against it in the ~hL~,.n F,n;~rnri~e APCOrd , a newspaper pub- lished in the County of Butte, State of California.
